Prefabricated Panel Structure Houses in Nanchang

Admin September 18, 2026

Prefabricated panel structure houses in Nanchang once played a significant role, but they have numerous issues and are currently undergoing active governance and renovation.

Issues with Prefabricated Panel Structure Houses in Nanchang

  • Low architectural design standards: The prefabricated panel structure houses built in Nanchang in the early days were subject to the technical and economic constraints of the time, resulting in relatively low architectural design standards that are difficult to meet modern living needs and safety requirements.
  • Numerous architectural functional defects: These houses have many functional defects, such as poor sound insulation, heat insulation, and waterproofing performance, which affect the quality of life of residents.
  • Prominent building 'aging' phenomenon: Many prefabricated panel structure houses were built a long time ago. For example, the residential building at No. 130 Wenwei Road in Nanchang County, Jiangxi, was built nearly fifty years ago, and the dormitory building on Guoyao North Avenue in the Xinqizhou Management Office of the Ganjiang New Area was built in 1995. As time passes, the structural aging of these houses has led to the gradual emergence of safety hazards, and some houses have even been classified as dangerous buildings.

Governance and Renovation Measures for Prefabricated Panel Structure Houses in Nanchang

  • Strengthening house use safety management: In recent years, Jiangxi has effectively strengthened house use safety management and comprehensively promoted the governance and renovation of prefabricated panel houses in urban areas. In 2022, a special safety rectification campaign for self-built houses was organized, and since 2023, urban dilapidated house renovation work has been deployed, focusing on the investigation of C- and D-grade dangerous houses on state-owned land.
  • Promoting renovation in line with local conditions: In 2024, 4,943 sets of urban dilapidated houses have been renovated. Various regions have adopted methods such as demolition and reconstruction, renovation, and in-situ reconstruction based on local conditions to promote renovation.
  • Innovating management models: The Xihu District of Nanchang has included prefabricated panel houses with an age of 40 years or more in the scope of comprehensive insurance for dilapidated houses and installed monitoring equipment for houses with a high degree of risk, initially achieving dynamic early warning of house safety hazards. In addition, taking the opportunity of being selected as a demonstration city for urban renewal supported by central finance, Nanchang has carried out pilot projects for three systems: house physical examinations, house pension funds, and house insurance, and has achieved initial results. The practice of 'comprehensive insurance + dynamic monitoring' for dilapidated houses in Xihu District has been recognized by the Ministry of Housing and Urban-Rural Development and has been shared as a typical case nationwide.
