Nanchang Cement Prefabricated Panel Houses
The cement prefabricated panel houses in Nanchang mainly face issues such as roof damage, leakage, and loss of thermal insulation function, and are currently undergoing systematic repair and upgrading through a roof renovation pilot project.

Current Situation and Core Issues of the Houses
There are a large number of cement prefabricated panel houses built in the 20th century in the old urban area of Nanchang. Their roofs generally adopt the thermal insulation and waterproofing process using prefabricated cement panels. After decades of use, the roof structures have severely aged, manifested as follows:
- Roof damage and leakage: Due to long-term exposure to the natural environment, the cement panels are affected by rainwater erosion, temperature changes, and material aging, resulting in cracks, peeling, and other phenomena. This leads to rainwater leakage into the interior, affecting the normal lives of residents.
- Loss of thermal insulation function: The original thermal insulation layer is unable to effectively block the high summer temperatures due to material aging or construction defects, resulting in stuffy interiors and reduced living comfort.
- Damage to the city's image: The damaged roofs affect the appearance of the buildings, reducing the overall facade cleanliness of the old urban area and falling short of the development needs of a modern city.
Renovation Measures and Implementation Scope
To address the above issues, Nanchang has launched a pilot project for roof renovation of houses in the old urban area, with urban renewal as the driving force. The specific measures include:
- Covering key areas: Five key areas in the old urban area have been selected for roof renovation of 417 cement prefabricated panel houses, covering an area of approximately 230,000 square meters, creating a large-scale repair effect.
- Technological upgrades and material updates:
- Laying new waterproof membranes: Replace the original aged waterproof layers to enhance the roof's resistance to leakage and extend its service life.
- Adding thermal insulation layers: Use high-efficiency thermal insulation materials (such as extruded polystyrene boards, rock wool boards, etc.) to strengthen the roof's thermal insulation performance and reduce indoor temperatures in summer.
- Improvement of comprehensive benefits: Through the renovation, not only are livelihood issues such as leakage and stuffiness resolved, but the appearance of the buildings is also improved, enhancing the facade cleanliness of the city and increasing residents' happiness in life.
Policy Background and Significance
This renovation project is a concrete practice of Nanchang's implementation of the spirit of the Central Urban Work Conference, aiming to promote the functional improvement and quality enhancement of the old urban area through a "micro-renewal" approach. Its significance lies in:
- Ensuring residents' safety and comfort: Eliminate roof safety hazards, improve the living environment, and reflect the humanistic care of urban governance.
- Promoting sustainable urban development: Through a low-cost and efficient renovation model, continue the historical context of the old urban area while meeting modern living needs.
- Providing demonstration experience for the whole country: Offer replicable technical paths and management models for the renovation of old houses in similar cities across the country.
