Modern Prefabricated Assembled Housing
Modern prefabricated assembled housing is a building form that involves industrial production of building components and on-site assembly, offering advantages such as efficiency, environmental friendliness, and controllability. It represents a significant direction in modern building industrialization.

I. Definition and Types
Modern prefabricated assembled housing breaks down buildings into independent modules (such as ceilings, floors, plumbing and electrical lines, etc.), which are manufactured to standardized specifications in factories and then transported to the site for assembly, akin to building with “building blocks”. The main types include panel-assembled, box-assembled, and frame-assembled housing. Among them, modular buildings have a higher degree of integration, encompassing prefabricated components such as beams, slabs, walls, and columns, with technical systems including prefabricated concrete structures and steel structures.
II. Core Advantages
- Short Construction Period: The construction cycle can be shortened by more than 60%. For example, the completion and delivery time for some projects has been reduced from 2.5-3 years to 1 year.
- Controllable Quality: Factory production enables millimeter-level precision control, reducing human errors and ensuring structural stability.
- Energy Efficiency and Environmental Protection: It reduces on-site noise, dust, construction waste (with waste reduction of over 70% in some areas), and traffic congestion, meeting green building standards.
- Convenient Maintenance: Modular design facilitates later inspection, repair, and upgrades, extending the building's service life.
III. Development History and Policy Support
China's prefabricated concrete technology originated in the 1950s, initially used for factory buildings and residential housing. In the 1970s, it formed a technical system driven by the “Three Modernizations” policy. The 1980s saw a stagnation due to cost and quality issues. After the 21st century, it experienced a resurgence due to its efficiency and environmental advantages. In 2016, the “Guiding Opinions of the General Office of the State Council on Vigorously Developing Prefabricated Buildings” clarified the significance of development and designated key promotion areas. At the local level, by 2025, the proportion of newly started prefabricated buildings in Hainan Province will reach 80%. Starting from 2026, 100% of residential land in Guangzhou will implement prefabricated buildings, with commercial and industrial land adopting them “where technically feasible”.
IV. Market Prospects
Chinese prefabricated houses have been exported overseas. In the first four months of 2026, the Guangzhou Customs District exported 1.4 billion yuan worth of portable houses, a year-on-year increase of 38.1%. It is predicted that the global modular building market size will exceed 142.8 billion US dollars by 2030, indicating strong growth potential in the industry.
V. Challenges
This model places high demands on the industrial base, requiring the improvement of technical systems, production systems, and industrial cluster support to achieve large-scale and standardized production.
