Is Prefabricated Cement House Reliable?

Admin September 18, 2026

Whether a prefabricated cement house is reliable depends on specific circumstances. It has certain advantages but also significant drawbacks.

Advantages

  • Fast Construction: The construction process of a prefabricated cement house is similar to building with building blocks. After the prefabricated cement panel components are transported to the construction site, a few workers can assemble a villa in just four hours, and it takes only two days to build an entire building, greatly shortening the construction cycle.
  • Low Cost: The cost per square meter is only about 300 RMB. The cost of building a large villa is just over 100,000 RMB, which is much lower than that of traditional brick-and-concrete houses, making it highly attractive to builders with limited budgets.
  • Durability: Using a reinforced concrete structure, it comes with a 70-year warranty period. Under normal use and maintenance, it can provide long-term usage guarantees.

Drawbacks

  • Safety Hazards: There are certain safety hazards. The quality of prefabricated cement panels on the market varies greatly, with most being of poor quality and having extremely short service lives, which can easily lead to house collapses and casualties. Although there are claims that it is highly earthquake-resistant and can withstand a magnitude 9 earthquake, its earthquake resistance still needs to be carefully considered in earthquake-prone areas.
  • Poor Sound Insulation: The thickness of the prefabricated panels is usually around 10 centimeters, with long circular holes in the middle, acting as natural sound conductors. Noise from neighboring rooms can be amplified after passing through these holes, affecting living comfort.
  • Water Leakage Issues: Prefabricated panels are assembled from independent sections, leaving tiny gaps between them. During the rainy season, rainwater can easily seep through these gaps into the interior, corroding the steel reinforcement. Moreover, the probability of water leakage on the top floor of a prefabricated house is 30% higher than that of a brick house.
  • Poor Thermal Insulation: Its thermal insulation performance is not good, leading to air conditioning electricity bills that are 20-30% higher, increasing living costs.
  • Discrepancy Between Design Life and Actual Life: The design life is 60 years, but in reality, major repairs are needed after about 40 years, increasing long-term maintenance costs.
  • Lack of Integrity and Personalization: The overall integrity and personalization of the house may not be as good as those of traditional buildings, making it difficult to meet the needs of some residents for unique architectural styles.
  • High Construction Requirements: If there are technical issues or improper operations during the assembly process, it may affect the stability and safety of the house, requiring construction units to have high technical levels and construction experience.
