How to Handle Prefabricated House Roofing
The treatment of prefabricated house roofing requires targeted measures based on the safety status of the house, renovation value, and the type of leakage problem. When the structural condition is good, maintenance and repair are the main focus, while stubborn leakage requires systematic renovation.

I. Daily Maintenance and Local Repair
If the prefabricated house has a good structural condition and only has local issues such as roof leakage, targeted treatment can be carried out around the roof. For example, repair minor cracks or locally damaged areas, clean debris from the roof, and check whether the drainage system is unobstructed to prevent water accumulation from worsening the leakage. These measures are cost-effective and suitable for scenarios where the overall performance of the house is stable and only surface issues need to be resolved.
II. Systematic Renovation Plan (for Stubborn Leakage)
If serious problems such as full-area water seepage on the roof and dampness and mold on the interior walls of the top floor occur, a systematic renovation plan is required. The specific steps are as follows:
Base Layer Treatment
- Thoroughly remove the original aged materials and obstacles on the roof to ensure a flat base layer.
- Perform fine repair of defects such as unevenness, sanding and peeling, and fine honeycomb cracks. Use special repair materials to fill and compact them, ensuring the strength and flatness of the base layer to provide a stable foundation for the subsequent waterproof layer.
Panel Seam Reinforcement
- The seams between prefabricated panels are the core channels for water seepage and need to be reinforced with rigid filling materials (such as epoxy resin or special sealants).
- For panel seam displacements caused by temperature differences, expansion and contraction, and building settlement, fill the seams with elastic sealing materials to prevent re-cracking and water seepage due to structural deformation.
Waterproofing
- Select national standard thickened membranes (such as SBS modified asphalt membranes) for full-area laying to enhance tensile and deformation resistance and solve the problem of easy cracking and failure of ordinary thin-layer waterproof coatings.
- During membrane construction, pay attention to the lap width and bonding firmness to ensure a continuous and seamless waterproof layer.
Gutter Strengthening
- Gutters are areas where water, dust, and fallen leaves accumulate. They need to be reinforced with special waterproofing techniques that can be exposed (such as polyurea waterproof coatings).
- This material has characteristics of aging resistance, UV resistance, and corrosion resistance, effectively preventing the aging, pulverization, and peeling of conventional waterproof layers.
III. Policy Support and Long-Term Planning
According to the 2026 urban renewal plan, special physical examinations will be carried out for urban residential communities built 20 years or more ago, and the renovation and seismic reinforcement of prefabricated panel houses will be steadily promoted. Houses with good structural conditions can have their service lives extended through the above-mentioned maintenance and repair measures, avoiding large-scale demolition and construction and achieving efficient resource utilization.
