Damp-Proofing for House Foundations Using Prefabricated Panels

Admin September 18, 2026

The core principle of damp-proofing for house foundations using prefabricated panels is to 'exchange space for dryness' by reserving a 30-50 cm cavity between the foundation and the first-floor ground to block the rise of moisture, achieving efficient damp-proofing.

1. Damp-Proofing Principle

The core logic of the prefabricated panel damp-proofing method is to use physical space to block the transmission of moisture. Underground moisture usually rises through capillary action or direct contact. Traditional earth backfilling, due to insufficient material density, allows moisture to easily reach the ground surface. In contrast, the prefabricated panel damp-proofing system achieves protection through the following steps:

  1. Cavity Formation: After pouring the ground beams, the height of the backfilled soil is controlled to be 30-50 cm from the ground surface and compacted to form a stable cavity layer.
  2. Moisture Dispersion: When underground moisture rises to the cavity, due to the open space and lack of a continuous medium, the moisture cannot continue to rise and instead naturally dissipates through air circulation.
  3. Physical Barrier: The prefabricated panels serve as the base of the elevated layer, forming a complete barrier with concrete joint filling to completely cut off the contact path between moisture and the ground surface.

2. Construction Steps

  1. Foundation Preparation: After completing the pouring of the ground beams, backfill the soil to the designed elevation (30-50 cm from the ground surface), and compact it in layers to ensure the stability of the cavity.
  2. Prefabricated Panel Installation: Uniformly lay the prefabricated panels on top of the backfilled soil, adjust their positions to avoid misalignment, and ensure uniform gaps between the panels.
  3. Joint Filling: Fill the gaps between the prefabricated panels with concrete to form a continuous damp-proof layer while enhancing the overall structural strength.

3. Advantage Analysis

  1. Long-Lasting Effect: Compared to earth backfilling, which is prone to damp-proofing failure due to settlement, the prefabricated panel system is structurally stable and can maintain damp-proofing performance for a long time.
  2. Low Comprehensive Cost: Although the initial cost is slightly higher, it requires less frequent maintenance in the later stages and reduces labor and material consumption (such as repeated applications of damp-proof coatings).
  3. Convenient Construction: The elevated layer provides an accurate elevation reference for floor pouring, improving leveling efficiency; there is no risk of backfill soil settlement, avoiding ground cracking.
  4. Additional Functions: The cavity layer can also serve as a space for laying pipelines, improving space utilization; it has a significant insect-proof effect, reducing the risk of erosion by pests such as termites.

4. Applicable Scenarios

It is suitable for rural villas and self-built houses in areas with high groundwater levels, high humidity, or high requirements for living comfort. If the budget allows, it is recommended to prioritize this solution to achieve a 'one-time and for all' damp-proofing goal.
