Houses Can Use Prefabricated Panels and Analysis

Admin September 18, 2026

Houses can be constructed using prefabricated panels, but there are certain limitations, and they are gradually being replaced in modern architecture. Here is a detailed analysis:

1. Basic Definition and Types of Prefabricated Panel Houses
Prefabricated panel houses are built using concrete components (i.e., prefabricated panels) manufactured in factories as the main load-bearing or enclosure structures. Prefabricated panels come in two types: solid and hollow. Solid panels have higher strength, while hollow panels reduce self-weight and save materials through internal holes. The construction method involves standardized production of components in factories, transportation to the site, and then assembly and installation, offering advantages such as fast construction speed and lower costs.

2. Core Issues and Hidden Dangers of Prefabricated Panel Houses

  • Weak Seismic Performance: Prefabricated panels are connected through nodes, resulting in poor overall integrity. They are prone to component detachment or structural collapse under earthquake action.
  • Poor Sound Insulation and Thermal Insulation: Concrete materials have high thermal conductivity, and the holes in hollow panels may not be filled with insulation materials, leading to significant indoor temperature fluctuations. The joints between panels can form sound bridges, resulting in poor sound insulation.
  • Limited Service Life: The design life of prefabricated panel houses is typically 30-50 years. Long-term exposure to the natural environment can lead to issues such as concrete carbonation and steel reinforcement corrosion, reducing structural safety.
  • Special Risks in Rural Self-built Houses: The technical skills of rural construction teams vary greatly. Improper treatment of the joints between prefabricated panels can easily lead to cracking and water leakage. The lack of overall design may trigger local collapses.

3. Replacement Trends in Modern Construction Technology

  • Cast-in-place Concrete Structures: By forming an overall structure through on-site formwork erection and concrete pouring, cast-in-place concrete structures offer significantly better seismic resistance, durability, and sound and thermal insulation performance than prefabricated panel houses and have become the mainstream construction method.
  • Prefabricated Buildings: Standardized components (such as wall panels and floor slabs) produced in factories are assembled on-site, combining the advantages of prefabrication and cast-in-place construction. This approach ensures construction efficiency while improving overall structural integrity.
  • Policy Guidance: Since 2022, China has implemented a policy of renovating old buildings, focusing on repairing and upgrading prefabricated panel houses (such as reinforcing structures and updating pipelines). Only buildings that meet the criteria for dangerous houses are demolished, gradually phasing out old prefabricated panel houses.

4. Suitable Scenarios and Recommendations
Prefabricated panel houses are still suitable for temporary buildings, low-rise warehouses, or areas with limited economic conditions, but strict quality control during construction and regular maintenance are required. For long-term residential buildings, it is recommended to prioritize cast-in-place concrete or prefabricated buildings to ensure safety and comfort. If prefabricated panels must be used, qualified products from regular manufacturers should be selected, and professional teams should handle the construction and joint treatment.
