Hong Kong Prefabricated Housing Production

Admin September 18, 2026

Hong Kong's prefabricated housing production centers around MiC technology, achieving efficient construction through the 'front shop, back factory' model and enhancing quality and efficiency through technological innovation and cross-regional cooperation.

Widespread Application of MiC Technology Drives Construction Model Innovation

Hong Kong comprehensively promotes MiC (Modular Integrated Construction) technology in prefabricated housing production. By dividing buildings into independent modules, structural, decoration, and electromechanical integration prefabrication is completed in factories before transportation to the site for assembly. For example, the Yau Ma Tei Temple Street project was disassembled into 143 modules, prefabricated in a smart factory in the Greater Bay Area, and then assembled on-site; the Tokyo Street project, as Hong Kong's first concrete MiC super high-rise private residential building, had its module units produced in Guangzhou and transported to Hong Kong by vehicle and ship for assembly. This technology has shortened construction periods by 30%, reduced on-site labor by 70%, and decreased waste and noise by 68% and 75% respectively, significantly improving construction efficiency and environmental friendliness.

The 'Front Shop, Back Factory' Model Deepens Guangdong-Hong Kong Cooperation

Hong Kong adopts the 'front shop, back factory' model, relying on the high-end equipment manufacturing innovation center in the Guangdong-Hong Kong-Macao Greater Bay Area to integrate the architectural technology expo center and modular assembly workshop, forming an integrated chain of design, production, and construction. For example, in the 'Simplified Public Housing Project,' Hong Kong provides technical standards and planning and design experience, while Guangdong leverages its supply chain advantages and industrial workforce resources to achieve simultaneous factory production and on-site construction. China Construction Science and Industry Corporation has signed projects covering 10 high-rise buildings, providing 16,000 MiC modules with a total construction area of 251,000 square meters, having already provided nearly 13,000 residential units for grassroots citizens, with some sites gradually moving in.

Technological Innovation and Quality Control Ensure Project Quality

Hong Kong enhances the quality of prefabricated housing through process research and development and digital management. For example, the project team developed the 'corrugated steel pipe vertical reinforcement connection' process, controlling module installation errors within 4 millimeters; Guangzhou Construction developed the DFMA full-process digital management platform, achieving full-process digitalization of design, production, and installation based on BIM models, significantly improving production efficiency. The Tokyo Street project, through modular construction, outperformed traditional methods in terms of construction period, labor, waste, and noise control, providing a benchmark case for the prefabrication of super high-rise residential buildings.
