Guangzhou Container House Villa

Admin September 16, 2026

Guangzhou container house villas are residential buildings formed by assembling and modifying containers as basic modules. They have characteristics such as low cost, personalization, and mobility, but attention should be paid to approval procedures and maintenance requirements.

I. Product Types and Characteristics

Container house villas in the Guangzhou market mainly fall into two categories:

  1. Standardized Export Type: Represented by companies such as Guangzhou Jinge Steel Structure Engineering Co., Ltd. and Guangzhou Zhongrun Housing Technology Co., Ltd., they provide detachable and movable container houses that support cross-border export customization. The product specifications are diverse, including double-wing folding container houses and quick-assembly mobile houses. The price range varies from several hundred yuan to tens of thousands of yuan per square meter, suitable for scenarios such as construction site dormitories, temporary offices, and camp activities.
  2. High-end Customized Type: For example, the modular mobile villas of the Foshan Guose brand, which use light steel materials, support on-site assembly, and are equipped with EU CE certification. They can be built into two-story luxury villas with functional areas such as bedrooms and gyms. The price is relatively high, suitable for long-term residence or vacation purposes.

II. Design and Construction Points

  1. Spatial Layout: By assembling or staggered stacking 2-3 containers, functional areas such as living rooms, bedrooms, and bathrooms can be expanded. For example,打通 (connecting) two containers can form a flat layout of about 100 square meters, including a living-dining room, two bedrooms, and a bathroom with a bathtub.
  2. Lighting and Insulation: Large floor-to-ceiling windows, roof skylights, or glass partitions need to be installed to enhance lighting; internal insulation layers should be made on the walls and roof, and triple-glazed windows should be selected, which have better insulation effects than red brick walls; eaves or sunshades should be set on the roof to prevent summer sun exposure.
  3. Courtyard and Facade: The facade can be treated with paint spraying, themed spray painting, or glass curtain walls to get rid of the industrial feel; the containers are elevated on pile foundations to prevent moisture and insects and facilitate site leveling.

III. Approval and Maintenance Requirements

  1. Approval Procedures: If built on rural homesteads, construction approval needs to be obtained according to local requirements, and structural drawings should be provided; leased land is mostly for temporary buildings, and the contract should clarify the nature of use. Building containers without approval may be identified as illegal construction.
  2. Later Maintenance: The core is rust prevention, waterproof sealing, and prevention of cold condensation. During the construction phase, the cutting and welding areas need to be polished and coated with epoxy primer and topcoat; check the welds, corners, and other parts every year, and deal with rust spots immediately once found; in humid southern regions, the anti-corrosion layer needs to be recoated every 7-10 years, and in coastal regions, it needs to be recoated every 3-5 years.
