Prefabricated Houses for Foreigners

Admin September 18, 2026

The Chinese prefabricated houses that foreigners are rushing to buy are scientifically known as expandable container houses, which fall under the category of prefabricated buildings. They offer significant advantages such as low prices and short construction periods, and have become a new growth point for China's manufacturing exports overseas.

I. Product Features and Advantages

Expandable container houses adopt a standardized factory production model. Core components are prefabricated in workshops and then transported to the site for assembly. The production cycle takes only 30 days, far shorter than the six months to a year required for traditional construction. During transportation, they maintain standard container dimensions (e.g., 40 feet). After arriving at their destination by sea, they can be expanded into independent residences with a usable area of up to 70 square meters. Inside, they come pre-installed with bedrooms, independent kitchens and bathrooms, and hard decorations. They are ready for occupancy once water and electricity are connected. This design not only solves transportation challenges but also enables rapid deployment, making it particularly suitable for emergency housing, vacation villas, and other scenarios.

II. Cost Comparison and Market Appeal

Taking the US market as an example, the cost of building a self-built single-family home there is approximately $165 per square foot. For a house of the same size, labor costs alone can reach $200,000. In contrast, the comprehensive cost of Chinese prefabricated houses is only one-third to half of that of local construction. For instance, a 40-foot expandable container home purchased by an American couple had a factory price of $15,800 for the bare house. After adding shipping and customs duties, the total cost was about $28,689 (equivalent to just over 200,000 RMB), demonstrating significant cost-effectiveness. This cost difference stems from China's manufacturing scale, labor efficiency, and supply chain integration capabilities.

III. Market Data and Growth Trends

Data shows that in the first half of 2026, the transaction volume of mobile prefabricated houses on Alibaba.com's international platform surged by 50% year-on-year. The United States became the largest buyer market, accounting for more than 20% of overseas orders. During the same period, China's customs statistics indicated that the export value of integrated houses reached $2.324 billion, a year-on-year increase of 47.9%. From a long-term perspective, China's prefabricated building exports grew from $1.472 billion in 2015 to $4.339 billion in 2025, nearly tripling in a decade. In the first quarter of 2026 alone, the growth rate reached 45%. Modular housing has become an emerging sector for China's manufacturing exports overseas.

IV. Application Scenarios and Future Potential

In addition to civilian residences, prefabricated houses can also be widely used in post-disaster reconstruction, military camps, tourist homestays, and other fields. Their modular design supports flexible expansion, such as achieving multi-story buildings by stacking container units to meet diverse needs. As global demand for low-carbon buildings and rapidly deployable housing grows, Chinese prefabricated houses, with their advantages in cost, efficiency, and environmental protection, are expected to further expand their international market share.
