Factory-Prefabricated House Transportation

Admin September 18, 2026

Factory-prefabricated house transportation involves disassembling buildings into independent unit modules, prefabricating them in factories, and then transporting them to the site for assembly. The transportation process faces challenges such as complex customs clearance and impacts on logistics costs and efficiency, but there are also numerous successful transportation examples.

Characteristics of the Transportation Process

The modules of factory-prefabricated houses have completed all processes, including water and electricity installation and interior decoration, in the factory. Upon arrival at the destination, they can be directly assembled on-site, significantly shortening the on-site construction time and improving construction efficiency.

Challenges Faced in Transportation

  • Complex Customs Clearance and Transportation: The declaration process for concrete and steel-concrete composite structural modules is relatively complex, and customs clearance takes a long time. This is mainly because such modules involve important aspects of building structural safety, and customs and other departments need to strictly review relevant qualifications and quality standards documents to ensure that the building modules entering the domestic market meet safety requirements. The complex customs clearance process has, to a certain extent, affected the development of the modular industry, requiring enterprises to spend more time and effort on customs clearance, thereby increasing operational uncertainty.
  • Logistics Costs and Efficiency Issues: There are significant differences in building code systems among different countries and regions, with incompatible standards. When transporting prefabricated house modules to different countries, enterprises need to convert them according to local standards, which increases workload and time costs. At the same time, certification costs are high, and enterprises need to invest a large amount of funds for relevant certifications to obtain access to overseas markets. This poses a high financial threshold for enterprises' overseas expansion and limits the speed and scale of their market expansion.

Transportation Examples

At Dongguan Port in Guangdong, batch after batch of modular houses in standard container sizes are hoisted onto ocean-going giants and shipped to ASEAN markets such as Indonesia and Vietnam. According to Shenzhen Customs data, in the first four months of this year, enterprises across the country exported movable houses worth 1.68 billion yuan through Shenzhen ports, a year-on-year increase of 19.6%, with exports to more than 150 countries and regions. These examples indicate that the transportation of factory-prefabricated houses has formed a certain scale and market, with broad development prospects in the international market.
