Factory-Prefabricated House Foundation

Admin September 18, 2026

Factory-prefabricated house foundations are feasible, with common forms such as prefabricated independent foundations, typically laid with a concrete cushion about 10 centimeters thick beneath to bear loads and connect tightly with the foundation soil. The following explains the technical principles, construction process, and advantages and characteristics in three aspects:

Technical Principles
The core of factory-prefabricated house foundations lies in transferring traditional on-site poured foundation components to standardized factory production. Taking prefabricated independent foundations as an example, their structural form is similar to that of cast-in-place independent foundations, but they are molded through factory molds, allowing precise control over parameters such as concrete strength and steel reinforcement. The 10-centimeter concrete cushion laid beneath is a key load-bearing layer, with functions including:

  1. Uniform Load Distribution: It disperses the pressure from the upper foundation structure to the foundation soil, preventing local stress concentration that could lead to foundation settlement;
  2. Foundation Protection: It isolates the foundation from direct contact with the foundation soil, preventing foundation instability caused by moisture changes or frost heave in the soil;
  3. Construction Reference Surface: It provides a flat and level working surface for the installation of prefabricated foundations, ensuring that the foundation's perpendicularity and elevation meet design requirements.

Construction Process
The construction of factory-prefabricated house foundations is divided into three stages:

  1. Factory Production: Molds are made according to design drawings, steel reinforcement cages are assembled, concrete is poured and cured to the design strength, and quality inspections (such as strength tests and dimensional deviation checks) are conducted after demolding;
  2. On-site Installation: After foundation treatment is completed, a concrete cushion is laid and leveled. The prefabricated foundation is positioned and installed using lifting equipment, and it is fixed using bolts or secondary pouring methods;
  3. Connection Treatment: The connection between the prefabricated foundation and the upper structure (such as columns or walls) is achieved through reserved steel bars or embedded parts to ensure structural integrity.

Advantages and Characteristics

  1. Quality Control: The factory environment avoids weather interference during on-site construction, providing better concrete curing conditions and making it easier to ensure indicators such as the thickness of the steel reinforcement protective layer and concrete compactness;
  2. Efficient Construction: Prefabricated foundations can be produced simultaneously with on-site foundation treatment, shortening the construction period by approximately 30%-50%. This is particularly suitable for emergency projects or cold regions (reducing the difficulty of on-site winter construction);
  3. Environmental Protection and Energy Efficiency: Centralized factory production reduces the use of on-site formwork and the generation of construction waste, and steel consumption can be reduced by optimizing reinforcement.

It should be noted that factory-prefabricated house foundations have high requirements for design standardization, necessitating advance planning of component dimensions and transportation routes. Additionally, they have strict requirements for foundation uniformity. If there is a weak underlying layer in the foundation, additional treatment is required.
