How Much Does a Container House Cost

Admin September 16, 2026

The cost of container houses varies significantly due to multiple factors. The price of a brand-new basic model typically ranges from 5,000 to 15,000 yuan per unit, while customized or high-end models can reach tens of thousands of yuan or even higher. When calculated per square meter, the price range is approximately 300 to 2,000 yuan/㎡. Here is a detailed cost analysis:

1. Basic Model Cost
Taking a standard size (6 meters long × 3 meters wide × 2.8 meters high, with an area of 18㎡) as an example, the price of a brand-new basic container house is usually around 10,000 yuan. Some low-priced products can be as low as 5,000 yuan, but their materials and durability are relatively poor. For instance, containers made of color-coated steel wall panels and channel steel square steel welded frames generally cost between 8,000 and 10,000 yuan, suitable for short-term use scenarios such as housing for construction site workers.

2. Impact of Materials and Configurations
Materials are the core factor contributing to cost differences. Rock wool sandwich panels, with their excellent fireproof and thermal insulation properties, are about 30% more expensive than ordinary color-coated steel plates. Increasing the thickness of the panels and the color-coated steel skin also directly raises costs. Additionally, container houses with complete configurations (such as built-in electrification systems, air conditioning vents, sockets, etc.) are more expensive. High-end models may include fine decorations such as tiled floors and stone-like paint exterior walls, with prices reaching up to 2,000 yuan per square meter.

3. Customization and Economies of Scale
Customized container houses need to be designed according to size, style, and functional requirements, resulting in significant price fluctuations, ranging from 3,500 to 14,000 yuan per unit. For large-scale applications, the unit price decreases as the area increases: when the area is less than 100㎡, the unit price increases by about 10%; when it exceeds 500㎡, the unit price decreases by 10-15%. A two-story structure is 15-25% more expensive than a single-story one.

4. Regional and Additional Costs
Costs in first-tier cities are 10-30% higher than those in second- and third-tier cities. Transportation distances exceeding 50 kilometers require additional charges based on distance. In addition, foundation treatment may account for about 15% of the total cost, and rising labor and freight costs in remote areas can also lead to an increase in the unit price.
