Cost Calculation of Cement Prefabricated Houses

Admin September 18, 2026

The cost calculation of cement prefabricated houses requires a comprehensive consideration of material, mold, transportation, installation, foundation treatment, labor, and other expenses, as detailed below:

1. Material Costs
Materials are the fundamental costs of prefabricated houses, primarily including cement, steel bars, sand, and gravel. Taking ordinary Portland cement as an example, its price ranges from 300 to 500 yuan per ton, with each cubic meter of cement house requiring 0.2 to 0.3 tons. Sand and gravel cost 80 to 150 yuan per cubic meter, with each cubic meter of house requiring 0.8 to 1.2 cubic meters. The concrete grade is usually C30 or higher, and it needs to be paired with national standard steel bars to ensure structural strength. Material costs are significantly influenced by market price fluctuations and need to be calculated based on actual purchase prices.

2. Mold Costs
Molds are a one-time investment, but the cost becomes controllable when amortized over each house. A set of molds costs between 5,000 and 10,000 yuan and can be reused 50 to 100 times, with each use amortizing the cost to tens to hundreds of yuan. The price of molds is directly affected by the mold material (such as steel or aluminum molds), process complexity, and customization requirements, with standardized molds being less expensive.

3. Transportation and Installation Fees
Transportation costs are calculated based on distance or volume, with short-distance transportation costing 50 to 100 yuan per cubic meter and long-distance transportation costing 0.5 to 1 yuan per cubic meter per kilometer, with significant increases for cross-provincial transportation. Installation requires equipment such as cranes, with fees including equipment rental, labor, and on-site assembly and fixation, varying according to the house size and construction difficulty.

4. Foundation Treatment and Labor Costs
The foundation needs to be treated according to geological conditions, such as pouring concrete pads or strip foundations, with costs varying greatly by region. For example, the foundation cost in one case was approximately 50,000 yuan. Labor costs are calculated based on the type of work and construction period, with skilled workers earning 250 to 400 yuan per day and unskilled workers earning 150 to 250 yuan per day. Building a 20-square-meter house takes 3 to 5 days.

5. Other Costs
These include equipment depreciation (such as several hundred yuan per year for mixers), water and electricity fees (1 to 2 tons of water and 10 to 20 degrees of electricity per cubic meter), management fees (5% to 10% of the total cost), inspection fees (20 to 50 yuan per cubic meter), and taxes (a value-added tax rate of 3% to 13%).

Cost Differences in Different Scenarios

  • Basic type (such as temporary dormitories): Single-story, small area, no decoration, with lower costs;
  • Two-story residential house: The total construction cost for a 200-square-meter house is approximately 230,000 yuan (including foundation, main structure, and roof);
  • Industrial prefabricated house: The rough unit price for a 300-square-meter two-story villa is approximately 300 yuan per square meter, increasing to 600 yuan per square meter after adding photovoltaic panels and smart home systems.
