Cost Analysis of Container Houses

Admin September 17, 2026

The cost of container houses is influenced by factors such as foundation costs, cost components, regional differences, and other factors. Cost savings can be achieved through reasonable strategies, as detailed below:

I. Foundation Costs
Foundation costs vary significantly depending on the type and configuration of the container. The lowest-priced option is the refurbished second-hand container, costing between 680 and 880 yuan/㎡, including basic water and electricity, suitable for temporary construction site housing or storage spaces. The upgraded version, featuring a new fire-resistant rock wool box, increases the price to between 1280 and 1580 yuan/㎡, as seen in a popular guesthouse area in Zhejiang that uses this type of container. The custom version is the most expensive, reaching between 2200 and 2800 yuan/㎡, including high-end features like panoramic floor-to-ceiling windows and smart systems, with a repurchase rate of 37% among high-end custom clients.

II. Cost Component Breakdown
Factors such as steel, doors and windows, and concealed works directly impact costs. In terms of steel costs, the price difference for a 20-foot standard container between different brands (e.g., Shandong Laigang and Shanghai Baosteel) can reach 210 yuan/㎡. Door and window costs vary greatly, with ordinary aluminum alloy windows costing about 120 yuan/㎡, while thermal break aluminum system windows are three times more expensive. Concealed work costs include seismic pile reinforcement (+167 yuan/㎡), dual-circuit electrical transformation (+93 yuan/㎡), and drainage and freeze protection treatment (+215 yuan/㎡).

III. Regional Cost Differences
In North China, due to its proximity to production sites, lower freight costs, numerous factories, and a close steel and sheet material supply chain, the basic factory price is lower. The price range for conventional models is between 6000 and 8500 yuan/set (simple basic model) to 8500-12000 yuan/set (3*6-meter standard fully furnished model). In contrast, the Khorgos Port, due to its long transportation distance (about 3000-4000 kilometers), high logistics costs, and the need for enhanced insulation and wind protection configurations (due to severe winter cold), the price range for thickened cold-resistant basic models is between 8500 and 11000 yuan/set, and for cold-resistant fully furnished models, it is between 11000 and 15000 yuan/set, with an overall price difference 20%-30% higher than in North China (including freight).

IV. Other Cost Influencing Factors
Transportation costs are calculated per kilometer, with long-distance transportation potentially increasing the cost per container by thousands of yuan or more. Special scenarios (such as foreign trade warehousing and port facilities) have specific requirements for container size and configuration, which may drive up prices. During peak seasons or when demand is concentrated, price premiums may occur.

V. Cost-Saving Suggestions
In terms of procurement strategies, self-occupied villas can adopt a wavy roof to reduce steel structure usage and apply for rural revitalization subsidies. For commercial use, overall lifting and relocation can be used to avoid rent increases. In terms of negotiation skills, inquire about the container's original factory code, clarify that transportation damage exceeding 2% should be borne by the supplier, and adopt a payment schedule of 30% advance payment + 50% after inspection + 20% after installation. For subsidy applications, prefabricated buildings that meet national standards can receive a subsidy of 180 yuan/㎡, and solar panels integrated into photovoltaic roofs can receive a subsidy of 0.42 yuan per watt.
