Container Building Roof Leakage

Admin September 15, 2026

For roof leakage in container buildings, first identify the cause, then choose partial repair or overall renovation based on the specific situation, and also pay attention to detail handling and daily maintenance.

Identifying the Cause of Roof Leakage

  • Material Aging: Waterproof materials have a service life. Over time, the membrane will harden, crack, and detach, while the coating waterproof layer will powder and crack, allowing rainwater to penetrate.
  • Inadequate Node Treatment: At positions such as the base of the parapet wall, roof drainage outlets, and exhaust pipes, where thermal expansion and contraction cause significant deformation, if no additional waterproof reinforcement layer is added, these areas are prone to premature failure and leakage.
  • Poor Drainage System: Accumulation of leaves, silt, etc., can block drainage outlets, preventing rainwater from being quickly drained away. Long-term soaking of the waterproof layer accelerates its aging and damage.
  • Human-Induced Damage: Subsequent installation of equipment on the roof, stacking of debris, and frequent foot traffic can scratch or puncture the waterproof layer, causing localized damage and leakage.
  • Construction Defects: If the membrane is applied to a damp base layer, water vapor is trapped beneath the waterproof layer. At high temperatures, the water vapor expands, causing the membrane to bulge and crack, forming leakage points.

Choosing a Repair Method

  • Partial Repair: Suitable for small leakage points or short cracks. Locate the cracked area, remove the protective layer on the membrane surface, use a torch to melt the membrane for repair, and then restore the surface with waterproof mortar.
  • Overall Renovation: If the roof membrane is extensively aged, with multiple bulges and cracks, and the insulation layer is severely waterlogged, an overall renovation is required. This includes steps such as removing and cleaning the base layer, repairing and leveling cracks, setting up exhaust structures, adding reinforcement layers, and laying the main waterproof layer.

Handling Details Properly

  • Install additional layers at details such as drainage gutters, eaves gutters, and internal and external corners, and seal them with sealant.
  • Ensure that the eaves gutters have a horizontal slope and that the drainage outlets are reasonably designed to avoid water accumulation.

Daily Maintenance

After the waterproof membrane is installed, perform daily maintenance work, regularly clean debris from the roof, check if the drainage outlets are unobstructed, and observe if there is any damage to the waterproof layer.
