Construction Cost of Container Houses

Admin September 15, 2026

The cost of constructing container houses varies depending on materials, configurations, scale, and whether they are rented or purchased, generally ranging from 800 to 4000 yuan per square meter, with specific calculations required based on individual needs.

I. Basic Cost Components

The cost of container houses mainly includes four parts: materials, processing, transportation, and installation.

  • Material Costs: Taking a standard 3m × 6m (approximately 18 square meters) container as an example, the price of a second-hand container ranges from 12,000 to 30,000 yuan, translating to 800-1500 yuan per square meter; new containers are more expensive, with basic models potentially costing “tens of thousands of yuan”. Material differences directly affect costs. For instance, containers with color steel plate walls and channel steel/square steel welded frames cost between 8,000 and 10,000 yuan, while those with galvanized steel structural frames and a thickness of ≥2.0mm offer stronger wind and earthquake resistance but come at a higher cost.
  • Processing Costs: These include secondary modification expenses for waterproofing, insulation, electrical circuits, doors, and windows. If the interior decoration is simple, costs may be close to the material price; if equipped with facilities such as bathrooms, kitchens, and air conditioners, the overall cost may rise to 2000-4000 yuan/㎡. For example, Suzhou Zhongnan's container panel houses are prefabricated in the factory with the main frame and walls, requiring only on-site assembly and fixation. Although installation efficiency is high, the cost of the prefabrication process is included in the total price.

II. Differences Between Rental and Purchase Models

  • Rental Costs: Rent is calculated on a daily basis, with the daily rent for a single container house generally ranging from 6 to over 10 yuan. There is usually a minimum rental period requirement of 120 days, and freight is charged separately. For example, the rental price for a 3×6m container is 6 yuan/day, costing only 180 yuan per month and approximately 2160 yuan per year, suitable for short-term use scenarios.
  • Purchase Costs: The price range for new container houses is wide, with basic models potentially costing “tens of thousands of yuan”, while second-hand prices are usually under 10,000 yuan. When calculated per square meter, purchase costs are significantly higher than rental costs, but the average cost may be lower over long-term use.

III. Impact of Brand and Performance on Costs

Products from leading companies typically have higher costs due to their structural stability, installation efficiency, and compliance advantages compared to non-standard products. For example, Suzhou Zhongnan's container panel houses have a wind resistance rating of Level 10 and seismic performance that meets national standards, with a single 30㎡ panel house requiring only 4 hours for installation. However, their prices may be higher than those of non-standard products made with 1.2mm ordinary steel. Nevertheless, although non-standard products have lower initial costs, they are prone to deformation under extreme conditions, with rework costs potentially reaching 3-5 times the purchase cost, resulting in higher long-term comprehensive costs.
