Can Prefabricated Panel Houses Be Renovated?

Admin September 19, 2026

Prefabricated panel houses can be renovated. However, the renovation process needs to follow certain norms and procedures and faces some limiting factors.

Renovation Process and Norms

  • Structural Safety Assessment: Before renovation, the structural team will conduct a comprehensive structural safety assessment of the prefabricated panel house. They will focus on checking the crack width at the production site of the prefabricated panels and carry out special treatment for parts that do not meet safety standards. At the same time, they will also test the connection status between the prefabricated panels and the ring beams to ensure the overall stability of the structure.
  • Demolition and Cutting Norms: During the construction process, a temporary support system will be erected to ensure the structural safety during demolition. Demolition and cutting follow the principle of starting from the middle and then moving to the sides, maintaining symmetrical demolition. The daily demolition volume should not exceed 30% of the total floor area. During demolition, the stress changes in the support system are monitored in real-time to ensure its stability. Moreover, the use of heavy hammers for impact demolition is prohibited to avoid shock and damage to the foundation structure.

Limiting Factors Faced in Renovation

  • Diverse Resident Opinions: The renovation of prefabricated panel houses often involves multiple residents. Different residents may have divergent views on the willingness to renovate, the renovation plan, and compensation, which poses significant coordination challenges for the renovation work.
  • Uneven House Quality: Due to the different construction years, construction techniques, and quality of prefabricated panel houses, some houses may have serious quality issues, such as aging prefabricated panels and severe cracks, which increase the technical difficulty and cost of renovation.
  • Large Quantity: In some areas, there are a large number of prefabricated panel houses. The renovation work requires a substantial investment of manpower, material resources, and financial resources, and the renovation period is relatively long, posing certain challenges to urban planning and construction.
  • Renovation Funding Issues: Renovation requires a large amount of financial support, including demolition costs, new construction costs, and resident compensation costs. The source of funds is a crucial issue. If there is insufficient funding, it will affect the smooth progress of the renovation work.
