Can Prefabricated Houses Be Mortgaged?
Admin September 18, 2026
Whether prefabricated houses can be mortgaged depends on specific circumstances.

Pre-sale House Situation
If the prefabricated house is a pre-sale one, the pre-sale contract for the house itself cannot be directly used as collateral. However, the pre-purchased commercial housing rights and interests based on this contract can be used for mortgage loans under specific conditions.
- Payment of the Initial House Payment: The homebuyer must pay the specified initial house price payment. This is one of the fundamental conditions for obtaining a mortgage loan, ensuring that the homebuyer has made a certain capital investment and reducing the loan risk.
- Compliance with Transfer Conditions: The commercial housing development project must meet the real estate transfer conditions and obtain a commercial housing pre-sale permit. This ensures the legality and standardization of the project, making the pre-purchased commercial housing rights and interests legal and tradable.
- Mortgage Registration: Mortgage registration is required. This is an important step to safeguard the rights and interests of the lending institution. Through registration, the mortgage right has a public notice effect. When the borrower fails to repay the loan on time, the lending institution can dispose of the collateral in accordance with the law.
Completed House Situation
If the prefabricated house is a completed one, whether it can be mortgaged is related to multiple factors.
- House Age Factor: When approving loans, banks usually have clear restrictions on the age of the mortgaged property. Generally, the acceptable age range is around 20 to 30 years. Some more lenient banks may extend it to 35 years. Houses with an age of 40 years generally exceed this range and are less likely to obtain loan approval.
- Comprehensive Factor Consideration: However, if the house is located in the core area of the city, has well-developed surrounding facilities, and has a relatively high market value, or if the house is well-maintained without obvious structural damage or other quality issues, and the borrower has a good credit record, a stable and relatively high income source, and strong repayment ability, the bank may comprehensively consider these factors and appropriately relax the requirements for house age.
- Non-bank Financial Institution Situation: Some non-bank financial institutions have relatively lenient requirements for house age, but their loan interest rates are usually much higher than those of banks, and the loan terms may be shorter. There may also be some other additional conditions and risks, so borrowers need to choose carefully.
