What is a Prefabricated House Structure

Quản trị 19 tháng 9, 2026

A prefabricated house structure is a form of construction where the main building components are manufactured in a factory and then transported to the site for assembly. It is also known as modular construction or prefabricated construction. Its core lies in transferring some or all of the traditional on-site construction processes to the factory, enhancing construction efficiency and quality through standardized and large-scale production. Here are the specific classifications and characteristics:

I. Main Types

  1. Modular Housing
The entire modules are completed in the factory, including internal systems such as ceilings, floors, walls, and plumbing and electrical lines. On-site construction only requires assembling the modules like 'building blocks' to form a complete building. This form is suitable for scenarios with high standardized space requirements, such as residential buildings and hotels, significantly shortening the construction period and reducing reliance on on-site labor.

  2. Prefabricated Panel Houses
These houses use prefabricated concrete panels or light steel structures as the framework, with factory-prefabricated wall panels, floor slabs, and other components assembled on-site to form the building. They have high structural strength but relatively limited flexibility, often used for temporary buildings, construction site dormitories, or low-cost permanent housing.

  3. Container Houses
These houses use discarded or new shipping containers as the basic units, which are refitted into residential units through cutting, welding, reinforcement, and other methods. The standardized dimensions of containers facilitate transportation and stacking, making them suitable for emergency housing, tourist homestays, and other scenarios. However, issues such as thermal insulation and sound insulation need to be optimized.

  4. Wooden Prefabricated Houses
These houses use wood as the main load-bearing material, with factory-prefabricated wooden beams, columns, wall panels, and other components assembled on-site to form the building. The renewability of wood aligns with environmental protection concepts, and wooden structures are lightweight and fast to construct, often used for low-rise residential buildings or vacation villas.

II. Core Advantages

  • Short Construction Period: Factory prefabrication and on-site assembly can be carried out simultaneously, reducing the construction period by more than 50%.
  • Controllable Quality: The factory environment avoids weather interference, with component precision reaching the millimeter level, reducing quality defects.
  • Energy Efficiency and Environmental Protection: Material waste is reduced by more than 30%, and construction noise and dust pollution are significantly reduced.
  • Easy Maintenance: Modular design facilitates the replacement or upgrading of components in the later stage, extending the building's lifespan.

The prefabricated house structure promotes the transformation of the construction industry towards efficiency, greenness, and sustainability through industrialized production modes, representing an important development direction in modern construction technology.
