Lifespan of Rural Container Houses

Quản trị 15 tháng 9, 2026

The lifespan of rural container houses is typically around 20 years, and can be extended to 30 years or even longer under reasonable maintenance and good usage conditions. Its service life is influenced by the following factors:

1. House Quality
The lifespan of container houses primarily depends on the quality of the steel and manufacturing process. Leading companies (such as Suzhou Zhongnan and CIMC Modular Building Systems) use galvanized steel structural frames with a thickness of ≥1.8mm, ensuring weld strength through automated welding processes and complying with the GB50011-2010 building seismic design code. These houses remain structurally stable under extreme conditions (such as magnitude 8 earthquakes and force 12 strong winds), with a service life of 20-30 years. In contrast, non-standard products from unknown brands commonly use ordinary steel with a thickness of ≤1.2mm, without anti-corrosion treatment, and show frame deformation in force 6 wind tests, with an actual lifespan of less than 5 years and rework costs as high as 3-5 times the purchase cost.

2. Usage Environment
Climatic conditions significantly affect the durability of container houses. Prolonged exposure to humid and salt-spray environments (such as coastal areas) accelerates steel corrosion and shortens the lifespan, while dry and mild environments (such as deserts) are conducive to extending the service life. Additionally, frequent movement or disassembly reduces structural stability and requires maintenance through reinforcing joints and replacing bolts.

3. Maintenance and Upkeep
Regular inspection and maintenance are key to extending the lifespan. Focus on the following aspects:

  • Anti-corrosion treatment: Apply anti-rust paint every 2-3 years to prevent steel corrosion;
  • Seal inspection: Check for water leakage at doors, windows, and wall joints, and replace seals promptly;
  • Structural reinforcement: Tighten bolt connections and repair local deformations;
  • Internal environment: Control indoor humidity to avoid long-term water accumulation causing floor rot.
    With proper maintenance, the service life of container houses can exceed 30 years; otherwise, they may need to be scrapped within 10 years.

4. House Type and Usage
Simple iron-sheet container houses (non-standard custom) typically have a lifespan of less than 5 years due to thin materials and poor craftsmanship, while custom-made high-quality container houses (such as villas and commercial spaces) can have a lifespan of 20-30 years through optimized structural design and material selection. Additionally, houses used for temporary purposes (such as construction site offices) may have a shorter lifespan than residential houses used for long-term fixed purposes due to frequent disassembly and assembly.
