Is a Prefabricated Structure House Good or Not?
Quản trị 18 tháng 9, 2026
Prefabricated structure houses have both advantages and disadvantages, and whether they are good depends on specific needs.

Advantages:
- High construction efficiency: Most components of prefabricated structure houses are prefabricated in factories and assembled on-site, shortening the construction period by more than 50% compared to traditional buildings. For example, a 100-square-meter prefabricated residence can be completed in 1 - 2 months, while a traditional brick-and-concrete structure takes more than 6 months. This advantage is particularly significant in urgent housing scenarios such as post-disaster reconstruction or temporary accommodation. Factory production also reduces material waste in construction by about 30% and shortens the construction period by 50% - 70%. In rural areas of Henan, the main assembly of prefabricated houses can be completed in as fast as two hours.
- Controllable costs: Factory production optimizes material and labor costs. Standardized production reduces material waste, and modular design reduces the complexity of on-site construction. The construction cost of ordinary prefabricated houses is 1,000 - 3,000 yuan per square meter, far lower than that of traditional high-end residences (more than 5,000 yuan per square meter). In rural areas of Henan, the construction cost per square meter of prefabricated houses is only a little over 300 yuan. Large-scale production reduces material costs by 20% - 40% and labor costs by about 60%.
- Environmental protection and energy conservation: The production and construction process focuses on resource conservation and environmental protection. Factory production reduces dust, noise, and waste pollution from on-site construction. Many prefabricated houses use recyclable materials such as light steel and wood, in line with the concept of green buildings. Some high-end prefabricated residences integrate solar panels, insulation materials, and intelligent energy-saving systems to further reduce energy consumption. The use of recyclable materials reduces construction waste by 8% and achieves a material recycling rate of over 90%.
- High flexibility and mobility: Modular design allows for custom layout according to needs and even future disassembly and reassembly at other locations. Container houses and light steel structure houses are especially suitable for scenarios requiring frequent relocation, such as tourist homestays and construction site dormitories.
- Controllable quality: The factory production environment is strict, and components are manufactured under controlled conditions. Prefabricated components are produced in a standardized manner using high-precision molds, improving concrete strength compared to traditional construction. Their seismic performance has passed seven-level earthquake simulation tests. After adopting the reinforced concrete monolithic pouring process, the seismic performance can be upgraded to an eight-level standard, and the service life can be extended to seventy years.
Disadvantages:
- Poor sound insulation: The sound insulation effect is 20 decibels worse than that of traditional houses, and noises from upstairs are easily heard.
- Increased post-maintenance costs: After 20 years, the annual maintenance cost increases by 1,500 - 3,000 yuan.
- Some quality issues: Compared with better self-built houses in rural China, the structural stability may be slightly inferior, and the module connections are prone to cracking and water leakage.
