Leak Repair Methods for Prefabricated Slab Houses

Quản trị 18 tháng 9, 2026

There are various leak repair methods for prefabricated slab houses, and an appropriate method can be selected based on the actual situation. The common methods and key points are as follows:

Using Asphalt: Heat the asphalt to a liquid state and pour it onto the leaking prefabricated slab. Advantages: Asphalt has good waterproofing performance and the construction is relatively simple. Disadvantages: The warranty period is limited, and it may leak again after about 3 years.

Adding a Layer of Tiles: Add a layer of tiles on top of the prefabricated slab to form an additional waterproof layer. Advantages: It has good waterproofing effect and high durability. Disadvantages: The cost is relatively high, and the construction is relatively complex.

Using Professional Waterproof Materials: It is recommended to use polymer cement-based waterproof coatings/slurries. Advantages: They are non-toxic and harmless, easy and quick to construct, bond tightly with cement substrates, have a long service life, and have a strong waterproofing effect. Construction Method: Treat the base surface of the area to be waterproofed to ensure it is firm, flat, and clean. Use a brush or roller to evenly apply the waterproof material to the base surface. Generally, two coats are required, and the thickness of each coat should not exceed 1mm. Pay special attention to rounding the corners of the walls before applying the coating. The through-wall pipes should be sleeved and the holes should be filled with leak-stopping compound.

Full-Surface Method for Roof Leaks: The preferred material is hot-melt rolled sheeting, which is aging-resistant and high-temperature-resistant and suitable for laying on the roof. Construction Steps: First, clean the roof, including removing debris such as fallen leaves and small stones. Use a broom to sweep away fine dust. If possible, wash it with water. Then, apply a cold-base oil to enhance the bonding between the hot-melt rolled sheeting and the roof. Next, lay the hot-melt rolled sheeting. Use a torch to heat the sheeting until there are no obvious footprints and black grease appears on both sides. Lay it from the drainage outlet upwards.

Local Method for Repairing Leaks in Prefabricated Slab Structural Houses: First, determine the joint position. Knock off the roof protective layer within a width of five centimeters on both sides of the joint, clean up the debris, and sprinkle water. Use leak-stopping compound to refill the prefabricated slab joint. After stirring it into a porridge-like state, pour it in and brush it evenly with a hog bristle brush to a thickness of 3 centimeters. Then pour in clean water to prevent cracking. After it solidifies, use sand mortar to smooth the joint.

Optimal Leak-Proof Treatment for Prefabricated Slab Leaks: First, pre-treat the cracks by chiseling with an electric pick or angle grinder to remove debris inside the cracks. Then, fill the cracks with epoxy resin and apply it to the inner walls of the cracks. Next, fill the cracks with hemp fibers soaked in epoxy resin. Then, smooth the remaining cracks with cement epoxy mortar in 2 - 3 applications. Finally, reinforce the waterproof layer with degreased fiberglass cloth.
