Houses with Prefabricated Panel Structures

Quản trị 18 tháng 9, 2026

Prefabricated panel structure houses are constructed primarily using prefabricated panels. They are characterized by low construction costs and short construction periods, but they suffer from poor earthquake resistance, and are prone to wall cracks and water leakage. The current approach to handling these houses follows the principle of 'adapting measures to local conditions and implementing differentiated strategies,' rather than opting for a blanket demolition.

Characteristics of Prefabricated Panel Structure Houses

Prefabricated panels are cement components manufactured in factories. They are created by nailing wooden models, arranging steel bars, and pouring cement, and come in both solid and hollow types. These houses are relatively inexpensive to build and have short construction periods, but they have drawbacks such as poor overall integrity and insufficient earthquake resistance, typically having a lower seismic rating than cast-in-place structures. Additionally, they have poor thermal insulation, being cold in winter and hot in summer, and are prone to wall cracks and water leakage, with a general lifespan of 30 to 50 years.

Construction History of Prefabricated Panel Structure Houses

Prefabricated panel houses were mainly built in the 1970s and 1980s. Most residential buildings constructed in China before 1985 used this type of structure, and houses built around 1995 were also likely constructed with prefabricated panels, as they were a common building material in the construction industry before 1998.

Current Status and Disposal of Prefabricated Panel Structure Houses

With the development of construction technology, cast-in-place concrete and prefabricated buildings are gradually replacing traditional prefabricated panel houses. In 2023, relevant Chinese authorities prohibited the construction, renovation, and expansion of buildings such as prefabricated panel houses that do not comply with current standards within urban construction land areas. Since 2022, China has been implementing a policy of urban renewal, focusing on the repair and renovation of prefabricated panel houses, with demolition only for buildings that have reached hazardous levels. The current approach to handling prefabricated panel houses follows the principle of 'adapting measures to local conditions and implementing differentiated strategies,' rather than opting for a blanket demolition. Priority for demolition is given to prefabricated panel houses with damaged main structures, those unable to withstand natural disasters, those affecting municipal planning, and those located in prime urban areas.
