Cracking of the Roof of a Prefabricated Panel House

Quản trị 18 tháng 9, 2026

Cracking of the roof of a prefabricated panel house is a relatively common issue, with various causes that can be addressed through renovation or repair.

Causes of Cracking

  • Early construction year and lack of maintenance: If a prefabricated panel house was built many years ago, the construction standards at that time were relatively low, and combined with long-term neglect of maintenance and management, the roof is prone to cracking. For example, two 30-year-old prefabricated panel houses in Donglongxuxiang, Donghu District, Nanchang City, have experienced chronic water leakage and roof cracking with plaster falling off.
  • Material and construction issues: Problems with cement supply and usage, improper concrete mix ratios (such as an excessively high water-cement ratio), poor aggregate grading or high silt content can all affect the strength and durability of the concrete, leading to roof cracking. Excessive concentration of construction loads or early access by personnel can cause the prefabricated panels, which have not yet reached sufficient strength, to crack under excessive pressure. Insufficient stiffness or stability of the formwork support system and early formwork removal can affect the molding quality of the prefabricated panels, triggering cracks. Inadequate curing can cause the concrete to lose moisture too quickly, resulting in shrinkage cracks. Improper control of the steel reinforcement cover can reduce the bond strength between the steel and the concrete, affecting structural performance and leading to cracking. Unreasonable layout of embedded pipelines can weaken the cross-section of the prefabricated panels, causing stress concentrations and cracking. Uneven vibration or improper troweling of the concrete can leave defects inside the concrete, making it prone to cracking.
  • Characteristics of the prefabricated panels themselves: The gaps between each prefabricated panel are relatively large, and unevenness of the panels can lead to height differences between two panels, which can easily result in through-cracks on the roof surface.

Treatment Methods

  • Renovation treatment: During renovation, special attention can be paid to addressing roof cracking issues, such as by applying fiberglass mesh. Fiberglass mesh can enhance the roof's crack resistance and reduce further expansion of cracks.
  • Community-coordinated repairs: The community can play a coordinating role by organizing residents to jointly contribute funds for house repairs. Alternatively, they can jointly apply for housing maintenance funds to use this money for roof and wall repairs, improving the living conditions of the houses.
