Maximum Floors of Prefabricated Panel Houses
There is no unified national standard for the maximum number of floors in prefabricated panel houses. The actual maximum number of floors is influenced by various factors such as design structure, strength of prefabricated components, foundation conditions, and building codes, and can range from a few floors to several dozen floors under different circumstances.

Ordinary non-modular panel houses: In non-seismic areas, the design and construction of ordinary non-modular prefabricated panel houses are relatively flexible, and the maximum number of floors can typically reach 6. This limitation is mainly based on considerations of structural safety and stability to ensure that the house can withstand external forces such as its own weight, wind loads, and snow loads under normal use conditions.
Modular prefabricated panel houses: Due to the relatively weaker strength at the connections between components, modular prefabricated panel houses have slightly poorer overall structural stability compared to ordinary non-modular panel houses. Therefore, during design and construction, it is generally recommended that the maximum number of floors does not exceed 5 to avoid structural safety issues caused by connection failures.
Large cities and areas with special codes: In some large cities or areas with special codes, such as Beijing, due to the continuous advancement of construction technology and codes, the maximum number of floors for prefabricated panel houses may be significantly increased. For example, in Beijing, prefabricated panel houses are allowed to be built up to 14 floors, but in actual construction, to ensure structural safety and stability, they are usually controlled within 12 floors. This limitation takes into account both the feasibility of construction technology and economic and practical considerations.
High-rise prefabricated panel houses on the market: With the continuous development and innovation of construction technology, prefabricated panel houses on the market can now achieve heights of several dozen floors. However, this does not mean that all prefabricated panel houses can be built to such heights at will. The actual number of floors still needs to be comprehensively analyzed and determined based on specific factors such as design structure, strength of prefabricated components, foundation conditions, and local building codes.
