Interior Decoration of Prefabricated Panel Houses
Quản trị 19 tháng 9, 2026
The interior decoration of prefabricated panel houses should prioritize structural safety, strictly adhere to standardized procedures, and focus on controlling the following key aspects:

1. Structural Safety Assessment and Repair
Before renovation, it is essential to commission a professional agency to conduct a housing safety assessment, focusing on the following aspects in accordance with the "Standard for Dangerous Housing Appraisal" (JGJ 125-2016):
- Foundation Stability: Observe whether the ground exhibits uneven settlement or cracks. If present, foundation reinforcement is necessary.
- Condition of Concrete and Steel Bars: Assess the carbonation depth of the concrete and the rust condition of the steel bars. Areas with severe rust should be derusted and coated with anti-rust paint.
- Joint Sealing: Check for cracks or water leakage in the joints of the prefabricated panels. Priority should be given to repairing water leakage after rain or 45-degree diagonal cracks.
- Seismic Resistance: Verify the integrity of seismic measures such as ring beams and structural columns. If missing, consult a professional agency to determine if additional measures are needed. Risk Warning: Renovating without an assessment may lead to structural instability, particularly being vigilant about steel bar corrosion caused by joint failure.
2. Base Layer Treatment Specifications
Prefabricated panel surfaces may have pores and residual mold release agents, requiring treatment according to the following steps:
- Surface Cleaning: Remove dust, oil, and mold release agents. If necessary, rinse with a high-pressure water gun and thoroughly dry.
- Gap Filling: Use specialized gap fillers to treat joints in the prefabricated panels, preventing later cracking of the putty.
- Sanding: Sand uneven areas with sandpaper or a wire brush to ensure a smooth surface and enhance material adhesion.
3. Renovation Operation Specifications
- Water and Electricity Renovation: Prioritize checking for aging or damage in the original wiring, replacing only necessary parts to avoid large-scale modifications that may affect structural safety.
- Wall Modifications: It is strictly prohibited to remove load-bearing walls or columns. Modifications to non-load-bearing walls require professional assessment. If the wall's load-bearing capacity is insufficient, temporary supports can be used for reinforcement.
- Material Selection: Considering the low water absorption rate of prefabricated panels, choose putty and waterproof coatings with strong adhesion to avoid bulging caused by material mismatch.
4. Old House Renovation Optimization
- Budget Control: Retain usable furniture and appliances, replacing only severely damaged parts. For example, sofas can be refurbished and reused.
- Reasonable Renovation: If the original floor, walls, or doors and windows are reasonably designed and undamaged, they can be retained to reduce construction volume.
- Seismic Reinforcement: If the house lacks ring beams and structural columns, consult a professional agency during renovation to determine if additional seismic measures are needed.
