Demolition of Prefabricated Panel Houses

Quản trị 18 tháng 9, 2026

Not all prefabricated panel houses can be demolished; only two types that meet specific conditions have the opportunity to be demolished or renovated. Details are as follows:

The first type is prefabricated panel houses with severely damaged main structures. When these houses undergo professional appraisal and it is confirmed that their living quality cannot be effectively improved through repair measures, they will be included in the priority category for demolition or renovation. This is because severe damage to the main structure implies significant safety hazards in the house, and continued residence may pose a threat to the life and property safety of residents. Moreover, since repair cannot fundamentally solve the problem, demolition or renovation is a necessary measure to ensure the safety of residents' living. For example, some old prefabricated panel houses, due to long-term erosion by the natural environment, such as rainwater scouring and earthquake impacts, may develop cracks, deformations, and other issues in their main structures. After being evaluated by professional testing agencies, if it is determined that their safety and living quality cannot be restored through repair, they will face the fate of demolition or renovation.

The second type is prefabricated panel houses located in urban core areas that affect urban planning. Even if these houses are not dilapidated, as long as they hinder the overall planning and development of the city, they will also be given priority for demolition. Urban planning is a comprehensive and long-term development blueprint. To achieve goals such as rational urban layout, optimized resource allocation, and enhanced urban image and functionality, demolition is a common way to deal with buildings that affect the implementation of the plan. For instance, when planning to build new commercial centers, transportation hubs, or public facilities in urban core areas, if there are prefabricated panel houses blocking the implementation of the planned projects, these houses may be demolished.

However, it should be clarified that not all prefabricated panel buildings will be demolished. Only houses that have been identified as dilapidated by professional testing agencies or have been included in the urban demolition plan will receive demolition compensation. For prefabricated panel houses that do not meet the demolition conditions but have certain problems, measures such as reinforcement and renovation may be taken to improve their safety and living quality.
