Is the Quality of Prefabricated Panel Buildings Poor?

Quản trị 19 tháng 9, 2026

Prefabricated panel buildings do have certain quality issues, but it cannot be generalized that their quality is poor. Their safety is closely related to the construction quality and maintenance conditions.

  1. Insufficient Earthquake Resistance Prefabricated panel buildings have poor overall integrity, with a lack of rigid framework connections between floor slabs and walls, as well as between panels themselves, similar to a structure built with building blocks. During an earthquake, the floor slabs and walls can easily separate instantly, and entire panels may fall directly, leading to severe collapses and high casualty rates. This structural characteristic makes their risk significantly higher than that of cast-in-place concrete structures in earthquake-prone areas.

  2. Vulnerable Connection Points The connection methods between prefabricated panels and walls, as well as between panels themselves, are simple, often relying on cement mortar or a small amount of steel reinforcement for fixation. When foundation settlement or wall cracking occurs, the panels are prone to misalignment and loosening. Over long-term use, the connection points may experience a decrease in strength due to weathering and steel reinforcement corrosion, potentially triggering a chain reaction of collapses.

  3. Risk of Substandard Materials Some small workshops produce prefabricated panels with issues such as overly thin steel reinforcement (e.g., using fine steel wire instead), substandard concrete grades, and insufficient thickness, resulting in high brittleness and susceptibility to fracture. If overloaded, these panels may suddenly break without warning, posing a serious threat to residential safety.

  4. Poor Sound Insulation and Thermal Insulation Performance The structure of prefabricated panel buildings results in poor heat and sound insulation. In summer, the interior is stuffy and hot, while in winter, it is cold. Additionally, the sound of neighbors can be clearly heard, affecting living comfort.

  5. Limited Internal Structure Modification The floor slabs and walls of prefabricated panel buildings are mostly prefabricated components, making large-scale demolition and modification almost impossible. Residents find it difficult to adjust the spatial layout according to their needs, resulting in low flexibility.

  6. Water Seepage and Aging Issues Over time, cement components are prone to cracking, and the gaps between panels increase, raising the risk of water seepage between floors. Moreover, many prefabricated panel buildings were constructed in the 1970s-1990s and are approaching or have exceeded their designed lifespans of 30-50 years, with aging being a common phenomenon.

It should be clarified that the rumor 'prefabricated panel buildings will collapse after 30 years' is false. The designed service life of regular civilian residential buildings in China is 50 years, and building safety depends on construction quality, material standards, and subsequent maintenance. If construction is carried out in accordance with regulations and maintenance is proper, prefabricated panel buildings can still be used safely. However, if there is shoddy workmanship or long-term neglect of maintenance, the risks increase significantly.
