Prefabricated Modular Housing in Sydney

Quản trị 18 tháng 9, 2026

The prefabricated modular houses manufactured by Guangzhou Construction Group have been successfully exported to Sydney, and Sydney has initiated pilot modular housing projects with policy support for their promotion.

I. Export Situation
The prefabricated modular houses produced by Guangzhou Construction Group have been successfully exported to Australia, with the initial order comprising 150 building modules covering multiple core regions including Sydney, Melbourne, and Queensland. Among them, the first 40 modules have commenced production in accordance with Australian standards. These modules are assembled and decorated domestically before being transported to Sydney, where they can be quickly assembled within one day using cranes on-site. This production method not only enhances construction efficiency but also reduces the time and costs associated with on-site operations.

II. Pilot Projects
Sydney has initiated pilot modular housing projects, such as the five-bedroom residence developed by Mirvac in the Cobbitty construction corridor. This project utilizes factory assembly-line production for modules, which are then rapidly assembled on-site. Its design and quality are comparable to traditional residences, yet it reduces material waste by approximately 60%. This demonstrates the significant advantages of modular housing in terms of environmental protection and resource utilization, effectively minimizing material loss and waste generation during the construction process.

III. Cost and Market Prospects
Currently, the cost of modular housing is approximately 10% higher than traditional construction methods. However, as market demand expands, costs are expected to gradually decline. The initial investment in modular housing is relatively high, primarily due to costs associated with factory production, transportation, and lifting. Nevertheless, as technology matures and scale increases, these costs are expected to be amortized, thereby reducing overall construction costs. Additionally, the rapid assembly and efficient construction of modular housing can save time and labor costs, further enhancing its market competitiveness.

IV. Policy Support
The New South Wales government has enacted legislation to streamline the approval process, promoting modular housing on equal footing with traditional construction methods. This policy provides strong support for the promotion of modular housing in Sydney and other areas, helping to alleviate market concerns about modular housing and facilitating its widespread adoption.
