Prefabricated Integrated Housing

Quản trị 18 tháng 9, 2026

Prefabricated integrated housing is a building form that involves industrial production of building components and on-site assembly. It features short construction periods, low costs, high safety, and environmental protection and energy efficiency, but also has limitations such as difficulty in modifying the appearance and high requirements for industrial foundations.

Advantages and Characteristics

  • Shortened Construction Period: Factories pre-fabricate wall and floor panels using reinforced concrete, which are then transported to the site for direct hoisting. For example, the main structure of a 200-square-meter villa can be completed in 4 hours, saving 90% of the time compared to traditional construction methods. A public housing project in Shenzhen, Guangdong, assembled from 6,028 concrete modules, reduced its completion and delivery time from 2.5 to 3 years to just 1 year.
  • Cost Savings: The main structure of a 100-square-meter house can be built for 100,000 to 120,000 yuan, which is 30% cheaper than brick-and-mortar construction. In Shandong, prices for prefabricated cement integrated houses vary by brand and specification, ranging from 7,500 to 8,000 yuan per unit, or 300 to 550 yuan per square meter or 350 to 385 yuan per unit.
  • High Safety Performance: Utilizing C35 concrete with reinforced steel frames, these houses can withstand winds of up to 12 on the Beaufort scale. During the Gansu Jishishan earthquake, 2,000 relief houses were constructed within 72 hours, with simulated tests showing only a 3-centimeter displacement during shaking.
  • Environmental Protection and Energy Efficiency: Pre-installed insulation layers reduce heating costs by half in winter, and formaldehyde levels are only one-third of the national standard. Most construction processes are completed in factories, with on-site pouring for connections, significantly reducing noise, dust, construction waste, and traffic congestion at the construction site.

Limitations

  • Difficulty in Modifying Appearance: Special shapes like rounded balconies require an additional 20% customization fee, which somewhat limits personalized design options for the house's exterior.
  • High Requirements for Industrial Foundations: This model requires support from technical systems, production systems, and industrial clusters. Only with a well-established industrial foundation can the production and installation quality of prefabricated integrated housing be guaranteed.
