Prefabricated Integrated Housing

Quản trị 18 tháng 9, 2026

Prefabricated integrated housing is a building form constructed through factory-prefabricated modules and on-site assembly, featuring short construction periods, controllable quality, energy conservation, and environmental protection, with broad market prospects.

Construction Method: Prefabricated integrated housing divides the house into independent modules, completing integrated prefabrication and acceptance of architecture, structure, electromechanical systems, and decoration in the factory. Ceilings, floors, water and electricity pipelines, etc., are all prefabricated on the assembly line, and only simple assembly like building blocks is required on-site before the house can be put into use.

Advantages:

  1. Short Construction Period: The construction period of modular buildings is more than 60% shorter than that of traditional buildings. For example, a public housing project in Shenzhen, Guangdong, used modular technology to reduce the completion and delivery time from 2.5-3 years to 1 year.
  2. Controllable Quality: Factory prefabrication employs millimeter-level precision control, with strict standardization of the position of each steel bar and component errors, avoiding human deviations in on-site construction.
  3. Energy Conservation and Environmental Protection: Parallel operations and intelligent production lines in the factory reduce on-site noise, dust, and construction waste. Fujian Province has established industrial bases with policy support, achieving a reduction in construction waste of more than 70%.
  4. Easy Maintenance: Modular design makes maintenance more flexible, allowing for targeted replacement or upgrading of individual modules and reducing long-term maintenance costs.

Types:
Prefabricated integrated housing mainly comes in three forms: steel structure, concrete, and wood. Chinese enterprises have significant advantages in the steel structure and concrete fields: steel structures are lightweight and suitable for ocean transportation and high-rise buildings; concrete structures are closer to traditional living experiences and have high acceptance in the domestic market.

Development History:
China's prefabricated concrete technology began in the 1950s, initially used for factory and residential construction; in the 1970s, it formed technical systems such as large-panel structures and box structures under the promotion of the "three modernizations" policy in construction; in the 1980s, it stagnated due to cost and quality defects; after the 21st century, it has revived due to production efficiency and environmental protection needs, becoming an important direction in modern construction.

Market Situation:
It is predicted that the global modular building market size will exceed $142.8 billion by 2030. China's prefabricated housing exports have grown significantly. In the first four months of 2026, the Guangzhou Customs District exported movable houses worth 1.4 billion yuan, a year-on-year increase of 38.1%; the Shenzhen Port exported 1.68 billion yuan worth, a year-on-year increase of 19.6%, indicating international market recognition of China's prefabricated housing.
