Prefabricated Houses

Quản trị 18 tháng 9, 2026

Prefabricated houses are a form of construction where building components are industrially produced and assembled on-site. They are also known as prefabricated assembled buildings or modular buildings.

Construction Method: Prefabricated houses break down buildings into independent modules. Components such as beams, slabs, walls, and columns (including prefabricated concrete structures and steel structures) are manufactured in factories and then transported to the construction site for assembly, much like "building with blocks". For example, a public housing project in Shenzhen, Guangdong, assembled five residential buildings nearly 100 meters high using 6,028 concrete modules, achieving efficient construction.

Construction Advantages:

  • Short Construction Period: The construction period is reduced by more than 60% compared to traditional buildings. The completion and delivery time for the Shenzhen project was reduced from 2.5-3 years to 1 year.
  • Controllable Quality: Each component comes with a detailed "ID card" (including project name, model, production date, etc.), and the error in steel bar positioning is controlled at the millimeter level to ensure precision.
  • Energy-saving and Environmentally Friendly: Reduces on-site noise, dust, construction waste, and traffic congestion. Fujian Province has established industrial bases with policy support, reducing construction waste by over 70%.
  • Easy Maintenance: Flexible maintenance and continuously expanding application scenarios.

Architectural Forms: Prefabricated houses mainly come in three forms: steel structure, concrete, and wood. Chinese companies have advantages in steel and concrete structures: steel structures are lightweight and suitable for ocean transportation and high-rise buildings; concrete structures are closer to traditional living experiences and have high acceptance in the domestic market.

Development History: China's prefabricated concrete technology began in the 1950s and was initially used for factory and residential construction. In the 1970s, under the promotion of the "three modernizations" policy in construction, technical systems such as large-panel structures and box structures were formed. In the mid-1980s, development stalled due to cost and quality issues. After the 21st century, it has recovered due to production efficiency and environmental advantages.

Market Situation: Prefabricated houses made in China are selling well overseas. According to customs data, in the first four months of 2026, the Guangzhou Customs District exported movable houses worth 1.4 billion yuan, a year-on-year increase of 38.1%; the Shenzhen Port exported 1.68 billion yuan worth, a year-on-year increase of 19.6%.
