Prefabricated House Structure

Quản trị 18 tháng 9, 2026

The structure of prefabricated houses mainly includes four types: panel assembly, box assembly, frame assembly, and modular construction. The material selection covers steel structures, concrete structures, wooden structures, and prefabricated panels. The technical features are reflected in industrial production, on-site assembly, improved earthquake resistance, and high construction efficiency. The application scenarios cover residential construction, temporary buildings, and export markets.

Main Structural Types

  1. Panel Assembly: Using prefabricated wall panels and floor slabs as core components, which are industrially produced and then assembled on-site. Its advantage lies in expanding the usable area, but it has relatively low design flexibility and is commonly used in traditional residential construction.
  2. Box Assembly: Composed of prefabricated functional units (such as integrated bathroom and kitchen modules), with construction speed increased by 50%-70% compared to traditional methods. However, it has high requirements for transportation and lifting equipment and is suitable for projects with urgent deadlines.
  3. Frame Assembly: Adopting prefabricated beams, columns, and other frame components, such as the prestressed prefabricated concrete assembled integral frame structure system used in the Nanjing Jindi Yufang project, which combines structural stability with construction convenience.
  4. Modular Construction: The highest level of integration, where the house structure, electromechanical systems, and decoration are all completed in the factory in an integrated manner, and only assembly is required on-site for use. A typical case is that it takes only three days to complete the assembly of one floor, significantly shortening the construction period.

Material and Component Selection

  1. Steel Structure: Lightweight and suitable for ocean transportation, it is an advantageous form for high-rise buildings and export markets and is widely used by Chinese enterprises in overseas projects.
  2. Concrete Structure: Closer to the traditional living experience, it has a high acceptance rate in the domestic market and is commonly found in prefabricated panel houses and assembled shear wall residences.
  3. Wooden Structure: Some prefabricated houses use wood, which is built through prefabricated beams, wall modules, and truss roofs, such as in wooden house cases where wall panels are fixed with nail guns and trusses are lifted.
  4. Prefabricated Panels: Factory-prefabricated cement components, divided into solid and hollow types. The hollow structure achieves lightweighting and cost reduction by reducing the non-load-bearing concrete part.

Technical Features

  1. Industrial Production: Components are standardized and produced in the factory, reducing on-site construction errors and improving quality controllability.
  2. On-site Assembly: Components are fixed through metal connectors, bolts, or welding, making the construction process more efficient.
  3. Improved Earthquake Resistance: Modern assembled buildings (such as CMC combined modules) adopt steel-concrete integral pouring technology to enhance structural earthquake resistance.
  4. High Construction Efficiency: Modular construction and box assembly can significantly shorten the construction period, such as in temporary building scenarios like post-disaster reconstruction or construction site dormitories.

Application Scenarios

Prefabricated house structures are widely used in residential construction (such as factory buildings and residences), temporary buildings (such as mobile homes and post-disaster reconstruction), and export markets. In the first four months of 2026, the export value of mobile homes in the Guangzhou Customs area reached 1.4 billion yuan, a year-on-year increase of 38.1%, highlighting the potential of international market demand.
