How to Calculate the Service Fee for Prefabricated Houses

Quản trị 18 tháng 9, 2026

The calculation of service fees for prefabricated houses depends on the specific type of service, mainly divided into labor fees and property fees, with different calculation methods.

Labor Fees for High-rise Prefabricated Panel Buildings

The amount is not fixed but determined by considering multiple factors. Specific project conditions are an important consideration, including building scale, complexity of prefabricated components, and construction process requirements. For example, projects with a large building scale, complex prefabricated components, and high construction process requirements usually have relatively higher labor fees. The supply and demand relationship in the labor market also has an impact. When the demand for prefabricated house construction labor in the market exceeds the supply, labor fees may increase; conversely, they may decrease. Construction difficulty is equally crucial. Harsh construction environments and complex geological conditions, for instance, increase construction difficulty and thus raise labor fees. Regarding project duration, if the schedule is tight and more manpower and material resources are required to speed up construction progress, labor fees will also increase accordingly. Additionally, the tax basis for labor fees is usually non-tax labor income, that is, the applicable value-added tax is calculated first based on the tax rate or collection rate, and the remaining part serves as the tax basis.

Property-related Fees

For pre-sold houses, property fees are generally calculated based on the building area of the house. The formula is: Property fee = Building area of the house × Property fee rate (usually in units of 'yuan/square meter/month' or 'yuan/square meter/year'), where the building area includes the interior building area and the shared area. However, the specific amount of the initial third-party service fee (for residential properties) per household varies depending on the region, property type, and service content. The basic service fee for ordinary multi-story residential properties may range from 0.8 to 1.5 yuan/square meter/month, while that for high-rise residential properties may range from 1.5 to 3 yuan/square meter/month. The specific amount needs to be determined according to local policies and the actual service content of the property management company. For example, some property management companies that provide high-quality services and are equipped with complete facilities may have higher service fee rates than ordinary ones.
