Cracking of the Roof of a Prefabricated House

Quản trị 18 tháng 9, 2026

The cracking of the roof of a prefabricated house may be caused by various factors, such as rapid shrinkage, improper steel bar placement, issues with the splicing process of prefabricated bottom formwork panels, incorrect material ratios or construction and maintenance problems, excessive crack widths, and accompanying foundation problems. Appropriate treatment measures need to be taken according to the specific situation.

If the roof cracks due to a lack of curing after concrete pouring, with hot weather causing rapid water evaporation, rapid concrete solidification, and the inability of internal air bubbles to escape, resulting in cracks, it is necessary to water the concrete after pouring to prevent excessive water loss and allow the internal air bubbles to escape.

Improper steel bar placement, where adding steel bars randomly changes the overall tensile force and leads to inconsistent shrinkage and solidification, can also cause cracks. In this case, it is necessary to re-evaluate the steel bar placement plan to ensure that the steel bar placement meets the requirements of structural mechanics and avoid the recurrence of cracks due to steel bar problems.

When using the 3D steel bar truss floor panel prefabricated construction process, cracks may appear at the splicing positions of the prefabricated bottom formwork panels because stress changes occur at the splices and the bonding strength between the panels does not meet expectations. If the cracks do not affect the safety of the main structure of the house, the project department will introduce rectification and compensation plans, such as property fee reductions. If they affect structural safety, reinforcement measures need to be taken.

Cracks caused by incorrect material ratios or construction and maintenance problems usually appear at the splices of prefabricated panels or on the underlying mortar. If the crack width is small and does not affect aesthetics, no special treatment may be chosen. If the crack is wide or affects aesthetics, surface repair can be carried out.

When the crack width exceeds 0.3 millimeters, especially when it exceeds 1.5 millimeters or runs through the entire structure, it may affect the load-bearing capacity of the house. Such cracks may indicate structural problems with the prefabricated panels. It is necessary to immediately contact a professional institution for house safety inspection and take appropriate reinforcement measures according to the inspection results, such as grouting or carbon fiber reinforcement.

If the roof cracking is accompanied by foundation subsidence, wall tilting, etc., such cracks may indicate serious structural safety hazards in the house. Professional personnel should be immediately called in for inspection, and appropriate remedial measures should be taken according to the inspection results to ensure living safety.
