Joint Seams of Prefabricated Houses
Joint seams of prefabricated houses have distinct characteristics, with various causes, and the treatment solutions need to be selected according to specific circumstances.

Characteristics of Joint Seams
- Indoor Ceilings: The ceiling joint seams in prefabricated panel buildings are quite noticeable. The seams are regular and have relatively fixed intervals, which is because the prefabricated panels are installed by joining them one by one.
- Exterior Walls: On the building's exterior facade, block-like joint marks can be seen, and the outlines of the individual prefabricated panels being joined together are clearly visible.
- Stair Structures: There may be obvious joint seams at the connections between stair treads and platforms, as stairs may also be prefabricated components.
Causes
Ninety percent of the seams between prefabricated panels are caused by shrinkage due to temperature changes. During the assembly of prefabricated panels, if effective measures are not taken, the rise and fall in temperature will cause the prefabricated panels to expand and contract, resulting in the formation of seams.
Treatment Materials
When assembling prefabricated panels, try to use non-shrinkage epoxy structural assembly adhesive. This adhesive can effectively reduce the seams caused by shrinkage and improve the assembly quality between prefabricated panels.
Treatment Solutions
- Crack Repair:
- Use a wall planer to plane off the surface plaster by more than 10 centimeters, chisel out an inverted V-shaped groove, and use a blower to clean the dust. Use repair adhesive to level the surface, and use an angle grinder to polish uneven areas until they are flat. After leveling, apply carbon fiber impregnating adhesive. First, apply a layer of adhesive at the bottom, paste carbon fiber cloth, and then use an adhesive scraper to scrape out air bubbles in the same direction to avoid voids. Finally, apply modified epoxy impregnating adhesive on the surface again.
- Chisel out the inverted V-shaped groove, use a wall planer to plane off 10 cm, repair it with non-shrinkage epoxy repair adhesive, polish it flat, and then apply modified epoxy resin adhesive to paste carbon fiber cloth. Utilize its high tensile and bonding strength to make the filling full and prevent secondary cracking.
- General Seam Treatment: When assembling prefabricated concrete partition panels, align and install them according to the positioning. Scrape and level the overflowing parts during assembly to ensure the seams are fully filled. After completion, let it stand still for 12 hours to wait for curing.
In addition, the joint seams of prefabricated assembled houses are high-risk areas for water leakage. Special attention should be paid to waterproofing measures when treating the joint seams to ensure the service quality and durability of the houses.
