Prefabricated House Construction

Quản trị 18 tháng 9, 2026

Prefabricated house construction is a building method that involves the industrial production of building components and their on-site assembly. It offers advantages such as shortened construction periods and reduced pollution, making it an important development direction in the global construction field.

I. Technical Types and Component Systems

Prefabricated houses are mainly divided into three major types: panel-assembled, box-assembled, and frame-assembled:

  • Panel-assembled: Using prefabricated wall panels and floor slabs as core components, the building's main structure is formed through standardized connections. Its advantage lies in expanding the indoor usable area, but design flexibility is limited by the modular characteristics of the prefabricated components.
  • Box-assembled: Functional units such as bathrooms and kitchens are prefabricated into independent "boxes" and rapidly constructed through on-site hoisting and assembly. This technology can increase construction speed by 50%-70%, but it requires higher load-bearing capacity of transport vehicles and lifting capacity of hoisting equipment.
  • Frame-assembled: Structural components such as prefabricated beams and columns are used to form a frame system, and then enclosure components such as prefabricated wall panels and floor slabs are installed. A typical case includes the prestressed prefabricated concrete assembled integral frame structure system used in the Nanjing Jindi Yufang project.

II. Technical Advantages and Development History

Prefabricated house technology offers significant advantages:

  • Efficiency Improvement: The construction period of modular buildings is shortened by more than 60% compared to traditional buildings. For example, the Shenzhen affordable housing project used 6,028 concrete modules for assembly, reducing the construction period from 2.5-3 years to 1 year.
  • Environmental Benefits: On-site labor is reduced by about 50%, and pollution such as noise, dust, and construction waste is decreased, alleviating traffic congestion issues.
  • Quality Control: Factory production ensures component precision at the millimeter level, avoiding human errors in on-site construction.

China's prefabricated concrete technology began in the 1950s and has gone through three development stages:

  • Initial Stage (1950s-1970s): Applied in factory and residential construction, forming technical systems such as large-panel structures and box structures.
  • Stagnation Stage (1980s): Faced development bottlenecks due to high costs and quality defects.
  • Recovery Stage (After the 21st Century): Companies such as Vanke Group developed assembled shear wall residential structural systems, promoting technological standardization and industrialization.

III. Market Prospects and Industrial Challenges

The global prefabricated house market is showing rapid growth:

  • Export Data: In the first four months of 2026, the Guangzhou Customs district exported movable houses worth 1.4 billion yuan, a year-on-year increase of 38.1%; in the first four months of 2024, enterprises across the country exported 1.68 billion yuan worth of products through the Shenzhen port, covering more than 150 countries and regions.
  • Scale Forecast: Market research institutions predict that the global modular building market size will exceed 142.8 billion US dollars by 2030.

However, industrial upgrading still faces challenges:

  • Technical System: Key technologies such as BIM collaborative design and intelligent construction equipment need to be breakthrough.
  • Production System: Factories are required to achieve digital management to ensure traceable component quality.
  • Industrial Cluster: A collaborative model covering the entire industrial chain, including design, production, logistics, and installation, needs to be formed.
