Prefabricated Foundation for Mobile Homes

Quản trị 18 tháng 9, 2026

There are various treatment methods for the prefabricated foundation of mobile homes, and the appropriate plan should be selected based on usage requirements, site conditions, and house type. Here are the specific classifications and construction points:

I. Foundation Treatment Methods

  1. Concrete Strip or Isolated Column Foundations
Suitable for semi-permanent or long-term projects. It involves excavating foundation trenches, pouring reinforced concrete ground beams, and embedding anchor bolts. This method offers the best stability, effectively dispersing the house load and preventing settlement and deformation, but it has a longer construction period and higher costs.

  2. Cement Ground Foundations
After leveling and compacting the site, a concrete floor is poured, and the house is fixed with expansion bolts. This method offers fast construction speed and low costs, and the ground can be reused, making it suitable for temporary projects or sites where excavation is not allowed (such as hardened pavements).

  3. Steel Structure Elevated Foundations
Steel columns or brick piers are used to lift the house off the ground, creating a ventilation space and providing significant moisture resistance. This method is particularly suitable for damp or uneven sites (such as swamps or low-lying areas), but attention should be paid to the anti-corrosion treatment of the steel structure.

  4. Simple Lightweight Foundations
Commonly used for color-steel houses, including concrete strip foundations (pouring a 200mm-wide and 300mm-deep strip foundation along the column positions), prefabricated pier foundations (independent pier columns spaced to match the house columns), and integral concrete floors (100mm thick, providing both moisture resistance and compression resistance).

II. Construction Standards and Requirements

  1. Bearing Capacity Standards
The ground bearing capacity of the foundation must be ≥80kPa to ensure stable support for the light steel frame and wind and snow loads. For single-story color-steel houses, concrete strip foundations are preferred, with a top surface flatness error of ≤±5mm. For double-story or multi-story houses, thickened strip foundations or independent prefabricated pier foundations are required, with a concrete strength of ≥C20 and a curing period of ≥7 days.

  2. Site Adaptability Treatment

    • For long-term use or sites with good conditions, an integral concrete floor foundation can be selected.
    • For wild sites with soft soil or backfilled soil, weak soil layers should be cleared, and the soil should be compacted in layers. If necessary, a gravel cushion should be laid for reinforcement.
    • For container-type color-steel houses, concrete pouring is not required, but the ground should be leveled and compacted, and a 100mm-200mm gravel layer should be laid for leveling.

III. Construction Precautions

  1. Drainage Design
A 3%-5% drainage slope should be set around the foundation, and simple drainage ditches should be excavated to prevent water accumulation during rainy days, which could lead to foundation softening and failure.

  2. Curing Period Management
Concrete foundations must be cured for more than 7 days to ensure they reach the design strength before installing the superstructure, preventing cracking or settlement caused by insufficient strength.

  3. Special Scenario Treatment
For container-type houses, moisture resistance measures should be prioritized. In addition to leveling with a gravel layer, the drainage slope should meet requirements to prevent box tilting or moisture corrosion.
