Prefabricated Finished Housing

Quản trị 17 tháng 9, 2026

Prefabricated finished housing is a building model where components are produced and fully decorated in factories before being assembled on-site. It is a form of prefabricated assembled building.

Core Components and Technical Systems

The core components of prefabricated finished housing include prefabricated products such as beams, slabs, walls, and columns. The interior decoration covers facilities like cabinets, toilets, shower equipment, water heaters, and switch sockets. Some products reserve positions for split-type air conditioners. The walls use wood-grain metal panels with foam insulation layers, and the windows employ double-glazed units, balancing aesthetics and energy efficiency. The technical systems are divided into prefabricated concrete structures and steel structures, with main types including panel-assembled, box-assembled, and frame-assembled structures. Among them, modular buildings have a higher degree of integration. They break down the building into independent modules, complete the full-process prefabrication of ceilings, floors, and water and electricity pipelines in factories, and assemble them on-site. For example, a public housing project in Shenzhen, Guangdong, used 6,028 concrete modules for assembly, reducing the construction period from 2.5 - 3 years to 1 year and cutting on-site labor by about 50%.

Significant Advantages

  1. Short Construction Period: The construction cycle is more than 60% shorter than that of traditional buildings. Some expandable container houses can achieve "one month of production, one month of transportation, and one day of assembly".
  2. Controllable Quality: Factories adopt parallel operations, automated production lines, and millimeter-level precision control. Each component is labeled with the project name, product model, and production date to ensure traceable quality.
  3. Environmental Protection and Energy Efficiency: Through policy support, industrial bases are established, reducing construction waste by more than 70% and meeting green building standards.
  4. High Cost-Effectiveness: Taking the US market as an example, a 70-square-meter fully decorated house, including freight and tariffs, costs about 200,000 yuan, which is only half of the local cost of manually built houses.

Application Scenarios and Market Expansion

Prefabricated finished housing has expanded from early factory and residential construction to the overseas personal consumer market. According to customs data, in the first four months of 2026, the Guangzhou Customs District exported 1.4 billion yuan worth of mobile homes, a year-on-year increase of 38.1%. China's prefabricated building exports increased from 1.472 billion US dollars in 2015 to 4.339 billion US dollars in 2025, with a growth rate of 45% in the first quarter of 2026. Typical cases include an American couple purchasing an expandable container house produced by a Hebei enterprise through Alibaba.com and the assembled shear-wall residential structural system developed by Vanke Group and other enterprises.

Limitations

This model has high requirements for the industrial base, needing support from technical systems, production systems, and industrial clusters. Moreover, the design flexibility is somewhat limited, making it difficult to meet highly customized demands.
