Prefabricated Concrete Modular Housing

Quản trị 18 tháng 9, 2026

Prefabricated concrete modular housing is an assembled building centered around prefabricated reinforced concrete modules, constructed through factory production and modular assembly. Its core process involves prefabricating core components such as walls, floors, beams, and columns in a factory. Each module integrates a steel reinforcement framework, insulation layer, waterproof layer, and pre-embedded piping, and is connected on-site using pre-stressed bolts and welded steel plates to form a complete building.

Key Features:

  1. High Construction Efficiency: A single 30㎡ module can be prefabricated in the factory in just 7 days, and a 100㎡ house can be assembled on-site in only 2 days, making construction 90% faster than traditional brick houses. The modular production and assembly model significantly shortens construction periods, making it particularly suitable for time-sensitive projects.
  2. Structural Safety and Reliability: The housing uses C30-C40 grade concrete with embedded Φ8-Φ12 steel reinforcement mesh, achieving a compressive strength of 25-30MPa. It is designed to withstand seismic intensity of 7 degrees (capable of resisting damage equivalent to the Wenchuan earthquake), wind resistance of up to level 10, and can support fire for 3 hours, meeting high safety standards.
  3. Cost and Environmental Advantages: The main structure of a 100㎡ house costs between 120,000 and 150,000 yuan, with overall costs 30% lower than traditional brick houses. Modules can be disassembled and reused, with secondary installation costs as low as 20%. Construction waste is reduced by 90%, material recycling rates reach 95%, and formaldehyde emissions are ≤0.05mg/m³ (well below national standards), meeting green building requirements.
  4. High Design Flexibility: Standard modules measure 6m×3m×3m and can be freely combined through horizontal splicing and vertical stacking (up to 3 floors), making them suitable for rural self-built houses, cultural tourism homestays, commercial spaces, and other scenarios.

Applications and Limitations:
This technology has been applied in scenarios such as apartments, hospitals, and schools, and has expanded to high-rise buildings (e.g., the 2023 Shenzhen "Huazhang New Building") and nuclear power projects (e.g., the 2026 Zhangzhou Nuclear Power Unit 4 module installation). However, transportation limitations exist, as 20-ton modules require special vehicles for transport, leading to high freight costs in remote areas and difficulties in navigating mountain roads or narrow alleys. Additionally, modular design may limit the personalization of building exteriors.

Development Trends:
With technological advancements, prefabricated concrete modular housing is overcoming limitations in transportation and design, moving toward higher floors, more complex structures, and more personalized designs, becoming an important direction for the industrial transformation of modern architecture.
