Is the Quality of Prefabricated Concrete Houses Good?

Quản trị 18 tháng 9, 2026

The quality of prefabricated concrete houses has certain issues, with both advantages and obvious drawbacks, and cannot be simply judged as absolutely good or bad.

Serious Safety Hazards

Some prefabricated concrete houses have serious safety hazards, and even minor earthquakes can cause the houses to collapse. The quality of prefabricated concrete slabs on the market varies greatly, with a majority being inferior products and having extremely short service lives, which significantly affects the overall quality and safety of the houses.

Poor Sound Insulation

The sound insulation ability of prefabricated concrete houses is extremely poor. On the one hand, the thickness of the prefabricated slabs is insufficient, and sound has strong penetrating power, so external noise can easily enter the house. On the other hand, the structure itself is prone to sound transmission. The prefabricated slabs have long circular holes in the middle, which serve as natural sound transmission devices. The noise from the neighboring rooms can be transmitted through these holes and even amplified, seriously affecting the comfort of living.

Poor Damp-proof and Waterproof Performance

The probability of roof leakage in prefabricated concrete houses is 30% higher than that of brick houses. The prefabricated slabs are composed of independent panels spliced together, and there are tiny gaps between the panels. During the rainy season, rainwater can easily penetrate through these gaps into the interior, corroding the steel bars and thus affecting the structural safety and service life of the house.

Advantages

  • Good Structural Stability: Prefabricated concrete houses generally have good overall structural stability, with relatively strong durability and earthquake resistance. Some say they can withstand earthquakes of magnitude 9.
  • Fast Construction Speed: The construction speed is extremely fast, and the construction period can be shortened by more than half. Even a 100-square-meter house can be assembled in one day, greatly saving time costs.
  • Low Cost: A 100-square-meter house costs 60,000 yuan less than a brick-and-concrete structure house, and generates 90% less construction waste, offering relatively high cost-effectiveness.

However, although the overall structural stability is still good after three years of use, small problems such as leakage and dampness may occur inside the house during the rainy season or high-temperature season, requiring regular maintenance. Therefore, when choosing a prefabricated concrete house, it is necessary to comprehensively consider its advantages and disadvantages and weigh the pros and cons before making a decision.
