Prefabricated Component Modular House

Quản trị 18 tháng 9, 2026

Prefabricated component modular houses are a form of construction where building components are industrially produced and assembled on-site. They are also known as prefabricated assembled buildings or modular buildings. The core idea is to break down the building into independent modules (such as ceilings, floors, walls, plumbing and electrical lines, etc.), which are prefabricated in factories and then transported to the site for assembly, similar to the construction mode of 'building blocks'. The following provides an introduction from four aspects: technical characteristics, application scenarios, technical classifications, and development trends.

I. Technical Characteristics and Advantages

  1. Efficient Construction: Factories employ parallel operations and automated production lines, reducing the construction period by more than 60% compared to traditional buildings. For example, a public housing project in Shenzhen used 6,028 concrete modules to assemble five residential buildings nearly 100 meters high, shortening the construction period from 2.5-3 years to 1 year. On-site labor is reduced by about 50%, and noise, dust, and construction waste are significantly decreased.
  2. Quality Control: Module production controls errors with millimeter-level precision, with each steel bar precisely positioned and equipped with a detailed 'ID card' (such as project name, model, production date). Steel modules are lightweight and suitable for ocean transportation, while concrete modules offer a more traditional living experience. Both enhance earthquake resistance and durability through industrial standards.
  3. Environmental Protection and Energy Efficiency: Modular construction reduces on-site wet operations and material waste, with some industrial bases achieving a more than 70% reduction in construction waste. The production process of prefabricated components is energy-efficient, aligning with the trend of green building development.

II. Application Scenarios and Cases
In the field of residential construction, public housing projects in Shenzhen and construction sites of certain real estate developments in Shanghai have adopted modular assembly for rapid delivery. For rural self-built houses, a case in rural South Korea used 5-ton prefabricated foundation piles, mortise-and-tenon structural beams, and 5-centimeter-thick floor slabs to complete the main structure in 14 days. In terms of overseas exports, in the first four months of 2026, the Guangzhou Customs District exported movable houses worth 1.4 billion yuan, a year-on-year increase of 38.1%; Shenzhen Port exported 1.68 billion yuan worth, a year-on-year increase of 19.6%.

III. Technical Classifications and Forms
According to structural types, they can be classified as panel-assembled (using prefabricated wall panels and floor slabs as the core, expanding usable area but limiting design flexibility), box-assembled (combining prefabricated functional units, increasing construction speed by 50%-70% but requiring high transportation and lifting capabilities), and frame-assembled (using steel-concrete integrated pouring to enhance earthquake resistance). According to material forms, they can be classified as steel structures (lightweight, suitable for high-rise buildings and ocean transportation), concrete structures (offering a more traditional living experience with high market acceptance in China), and wooden structures (less mentioned but still a form of prefabricated housing).

IV. Development Background and Trends
China's prefabricated concrete technology began in the 1950s, initially used for factory and residential construction. It regained popularity in the 21st century due to production efficiency and environmental advantages. Companies like Vanke have developed prefabricated shear wall residential structural systems, promoting technical standardization and industrialization. It is predicted that the global modular building market size will exceed 142.8 billion USD by 2030.
