Is Prefabricated Component House Safe?

Quản trị 18 tháng 9, 2026

There is some controversy regarding the safety of prefabricated component houses, as their safety is influenced by multiple factors and cannot be simply judged as absolutely safe or unsafe.

Situations with potential safety hazards:

  • Foundation issues: Improper foundation treatment leading to uneven settlement can be fatal to prefabricated component houses, causing the house to tilt and crack, which is difficult to remedy.
  • Construction height: The higher the construction height, the greater the load borne by the prefabricated parts at the bottom. If the bottom is not reinforced, it can easily be crushed, leading to a continuous collapse of the upper parts.
  • Joint treatment: Poor treatment of the joints in prefabricated assemblies can result in persistent water leakage on the roof and walls.
  • Substandard performance: Some argue that prefabricated component houses do not meet standards in terms of seismic performance, water penetration prevention, and crack resistance. Prefabricated panel houses have poor structural strength and inadequate seismic capacity. Being assembled through splicing, they lack the toughness of cast-in-place reinforced concrete. Moreover, many prefabricated panels adopt a hollow design, with a steel bar density much lower than that of cast-in-place structures. In the event of earthquakes or strong winds, their seismic resistance is poor, and they may also suffer from structural fatigue due to minor tremors, with cracks gradually expanding and making the structure extremely fragile.
  • Cracks and water leakage: Prefabricated panel houses frequently develop cracks, and water leakage is a common occurrence. Cracks can weaken the overall strength of the walls, increasing the likelihood of collapse. Additionally, the damp environment caused by water leakage can easily breed mold and bacteria, posing health risks.
  • Thermal insulation and sound insulation: Prefabricated panel houses have poor thermal insulation, being hot in summer and cold in winter, which increases energy consumption costs, affects living comfort, and may also increase health risks for the elderly and children. At the same time, their sound insulation effect is extremely poor.
  • Service life: The service life of prefabricated panel houses is limited, typically ranging from 30 to 40 years.

Relatively safe situations: There are cases in Henan where prefabricated component houses have been successfully implemented. In these cases, the prefabricated components are manufactured in factories through precise calculations by workers and formed using molds. The main structure of the house is made of reinforced concrete, which is solid and reliable, with a quality guarantee period of up to 70 years. It has wide applicability, and the houses built can reach up to 5 stories in height.
