Prefabricated Building

Quản trị 17 tháng 9, 2026

Prefabricated building is a construction form that involves industrial production of building components and on-site assembly, offering advantages such as short construction periods, controllable quality, and energy conservation and environmental protection. However, it relies on industrial foundation support, and its market size continues to grow.

Definition and Types

Prefabricated building, also known as prefabricated assembled building, involves breaking down a building into independent modules (such as beams, slabs, walls, columns, etc.), which are manufactured in a factory and then transported to the construction site for assembly. The main types include panel-assembled, box-assembled, and frame-assembled buildings, with technologies covering prefabricated concrete structures and steel structures. For example, ceilings, floors, and water and electricity pipelines of a house can all be prefabricated on a factory assembly line, making on-site construction akin to 'building with blocks'.

Advantages and Characteristics

  1. Short Construction Period: The construction period is reduced by more than 60% compared to traditional buildings. For example, a public housing project in Shenzhen, Guangdong, shortened its completion and delivery period from 2.5-3 years to 1 year through prefabrication technology.
  2. Controllable Quality: Factory production reduces human errors, resulting in high-precision components and strong quality stability.
  3. Energy Conservation and Environmental Protection: Construction waste is reduced by more than 70%, significantly lowering on-site noise, dust, and traffic congestion that disturb residents.
  4. Easy Maintenance: Modular design facilitates later maintenance and renovation.

Development History and Current Status

China's prefabricated concrete technology began in the 1950s and was initially applied to factory and residential construction. In the 1970s, driven by the 'three modernizations' policy in construction, technical systems such as large-panel structures and box structures were formed. In the mid-1980s, the industry stagnated due to cost and quality issues. After the 21st century, it recovered due to production efficiency and environmental advantages. Companies like Vanke Group developed prefabricated shear wall residential structural systems and applied prefabricated frame technology in projects (such as the Nanjing Jindi Yufang project, which adopted a prestressed prefabricated concrete assembled integral frame structural system).

Market Size and Prospects

According to market research institutions, the global modular building market size is expected to exceed $142.8 billion by 2030. China's prefabricated housing industry has become internationally competitive, with Guangzhou Customs exporting 1.4 billion yuan worth of modular houses in the first four months of 2026, a year-on-year increase of 38.1%, selling well overseas.

Industrial Foundation Requirements

The prefabricated building model places extremely high demands on technical systems, production systems, and industrial cluster support, requiring a complete industrial chain to achieve large-scale application.
