Cost of Prefabricated Assembly Houses
The cost of prefabricated assembly houses is influenced by multiple factors, making it impossible to provide a uniform price. In the Chinese market, prices generally fluctuate between RMB 1,500 and RMB 3,500 per square meter, or even higher.

I. Basic Price Range
The prices of basic, undecorated prefabricated houses are relatively low. For example, cement 'prefabricated houses' in rural areas of Henan cost around RMB 300 per square meter. However, it should be noted that this price may not include transportation, foundation, and concealed work costs. On the other hand, high-end prefabricated residences that use more advanced eco-friendly materials, feature unique designs, and are fully furnished may reach or exceed premium price levels.
II. Main Factors Affecting Prices
- Design Complexity: The more complex the house design, the greater the material requirements and construction difficulty, leading to higher costs.
- Material Selection: There are significant cost differences among various structural systems such as steel, wood, and concrete structures. For instance, steel structures may be lighter but more expensive, while concrete structures may be more robust but relatively less costly.
- Internal Decoration Standards: The price of a prefabricated house with high-end decoration will be significantly higher than that of a house with simple decoration or in a raw state. The choice of decoration materials and the complexity of decoration techniques will also affect the final price.
- Regional Factors: The construction costs of prefabricated buildings in first-tier cities and developed regions tend to be higher due to higher land and labor costs.
- Construction Difficulty: The larger the individual building area or the higher the number of floors, the unit area construction cost may relatively decrease. However, the construction difficulty and required time will increase, thereby affecting the total cost.
- Market Demand: If customers have special design requirements for the house, such as energy efficiency and intelligence, the unit area construction cost will also increase.
III. Relationship Between Assembly Rate and Price
Depending on the assembly rate, the price per square meter of a prefabricated building with a PC rate of 20% is approximately RMB 2,000, while that with a PC rate of 40% is about RMB 2,150. For PC rates of 50% and 60%, the price is around RMB 2,200 or more. These prices include not only construction and installation engineering costs but also other related expenses.
IV. Regional Differences and Labor Costs
In rural areas of first-tier regions, the price of prefabricated residences is approximately RMB 2,200 per square meter. In second- and third-tier regions, the price may drop to between RMB 1,800 and RMB 1,900 per square meter. The labor cost for prefabricated houses is relatively low, generally ranging from RMB 350 to RMB 500 per square meter.
