Prefabricated Panel Houses in Nanchang

Quản trị 18 tháng 9, 2026

There are prefabricated panel houses in Nanchang, and some of them have certain issues, but there are also relevant renovation policies and successful cases.

Some prefabricated panel houses in Nanchang have numerous problems. For example, two 30-year-old prefabricated panel buildings in Donglongxuxiang, Donghu District, are in poor condition, with chronic water leakage, illegal structures on the roof, cracking and peeling inside the residences, and some residents can only reinforce their balconies on their own. At the same time, parking in the community is difficult, with almost no parking spaces available. The old neighborhood renovation work has been反复 (repeatedly) and ineffective, and elevators cannot be installed. Due to the early construction year, low construction standards, and lack of maintenance and management, simple environmental improvements and repair and reinforcement cannot fundamentally solve the problem of dilapidated and old buildings. The situation in 302 Alley, Wenwei Road, Liantang Subdistrict, Nanchang County, is even more serious. On June 20, 2024, residents of Building 11 found that the walls were cracking and the cracks were getting larger. After professional appraisal, Buildings 7, 11, and 12 were identified as Grade D dilapidated buildings, which means that the overall load-bearing capacity of the buildings can no longer meet the requirements for safe use and there is a risk of collapse at any time.

However, Nanchang has made positive progress in the renovation of prefabricated panel houses. There is strong policy support. Under the new policy in 2026, the "original demolition and reconstruction" of prefabricated panel houses will be implemented. Buildings that meet conditions such as substandard seismic performance, poorly structured non-complete housing, and being identified as Grade C or D dilapidated buildings can apply for "original demolition and reconstruction". Even if homeowners pay for it themselves, they can apply, and the government also provides tax exemptions. The national "15th Five-Year Plan" also clearly proposes to support the self-renewal and original demolition and reconstruction of old housing and steadily promote the governance and renovation of prefabricated panel houses. The renovation cases have achieved remarkable results. In Nanchang, 61 households of residents have moved into elevator buildings that have been renovated through "original demolition and reconstruction", not only improving their living conditions but also enhancing their quality of life, providing successful examples for the renovation of other prefabricated panel houses.
