Multi-Storey Prefabricated Panel Houses

Quản trị 18 tháng 9, 2026

Multi-storey prefabricated panel houses were widely adopted during a specific historical period. Currently, some of them remain safe, but they generally have some issues. However, reasonable design and construction can ensure their safety.

Historical Application

Two decades ago, most commercial residential buildings were constructed using prefabricated floor slabs to build houses of about six storeys, and some of them still remain safe today. Currently, prefabricated floor slabs are still chosen for commercial residential buildings and self-built rural houses in some areas.

Characteristics of Prefabricated Panel Houses

Prefabricated panel houses are structures built primarily with prefabricated panels. These panels are cement components prefabricated in factories. During production, wooden models are nailed together, steel bars are arranged, and cement is poured to form the panels, which come in two types: solid and hollow.

Existing Issues

  • Weak Earthquake Resistance: Most prefabricated panel houses are assembled from cement components and lack sufficient steel reinforcement, resulting in relatively low overall structural strength. They are difficult to withstand strong vibrations and impacts during natural disasters such as earthquakes and are prone to collapse or severe damage.
  • Poor Sound and Heat Insulation: This is a common defect in prefabricated panel houses, affecting the comfort of living.
  • Limited Service Life: Due to the limited construction technology and material standards at the time, the designed service life was generally short, typically only 30 - 40 years. The main structure of the house is prone to aging, and various facilities gradually fail. Problems such as cracking, deformation, and water leakage may occur in the roof, walls, and floors. The electrical wiring and piping systems are also often subject to aging. In the event of accidental fires or floods, the consequences can be disastrous. However, there are also claims that their service life is about 30 - 50 years.

Modern Situation

If designed reasonably and constructed properly, prefabricated floor slab buildings can also ensure structural safety and earthquake resistance. Modern prefabricated floor slab technology is very mature. Through scientific design and construction, prefabricated floor slabs can fully meet the same safety standards as cast-in-place floors.

Policy Handling

Since 2022, China has implemented a policy of urban renewal, focusing on the repair and renovation of prefabricated panel houses and only demolishing buildings that meet the criteria for dangerous houses.
