Modular Prefabricated Housing

Quản trị 18 tháng 9, 2026

Modular prefabricated housing primarily involves forms such as modular construction, prefabricated assembly construction, and SIP (Structural Insulated Panel) composite housing.

Modular Construction: The entire building is broken down into independent modules, with all components including ceilings, floors, and plumbing and electrical systems manufactured in a factory. These modules are then transported to the construction site for assembly, akin to building with 'building blocks'. Its core advantages include short construction periods, controllable quality, energy efficiency, environmental friendliness, and ease of maintenance. For example, in a public housing project in Shenzhen, Guangdong, five residential buildings nearly 100 meters tall were assembled from 6,028 concrete modules. The completion and delivery time was shortened from the traditional 2.5-3 years to just 1 year, with on-site labor reduced by about 50% and the construction period shortened by over 60%.

Prefabricated Assembly Construction: Building components such as beams, slabs, walls, and columns are industrially produced and then assembled on-site to form a complete building. The main types include panel assembly, box assembly, and frame assembly, with technologies covering prefabricated concrete structures and steel structures. Its advantages are shortened construction periods and reduced pollution, and modular construction can be seen as a more integrated version of it. For instance, the standardized production of prefabricated concrete components reduces on-site wet work, lowering dust and noise pollution.

SIP Composite Housing: SIP composite housing uses SIP panels (structural insulated panels) for prefabricated on-site installation, featuring a panel-type wooden structure. It is characterized by easy construction, short construction periods, and disassemblability. It offers excellent sound insulation and thermal insulation, strong earthquake resistance, low energy consumption, and all plumbing and electrical lines can be hidden within walls or floors, with a space utilization rate of up to 85%-90%. This type of housing is suitable for scenarios with high requirements for environmental protection, energy efficiency, and space utilization, such as low-rise residences or temporary buildings.

Modular prefabricated housing significantly improves construction efficiency and quality through a combination of factory production and on-site assembly, while reducing environmental impact, making it an important direction for the development of modern building industrialization.
