Modern Prefabricated Housing

Quản trị 17 tháng 9, 2026

Modern prefabricated housing is a building form that involves the industrial production of building components and their on-site assembly, characterized by short construction periods, controllable quality, energy efficiency, environmental friendliness, and ease of maintenance.

Construction Method: Modern prefabricated housing breaks down buildings into independent modules. Ceilings, floors, plumbing, and electrical systems are all prefabricated on factory assembly lines and then transported to the site for assembly, much like building with “LEGO bricks”. For example, the CSCEC HaiLong Intelligent Construction Industrial Park in Shenzhen, Guangdong, can deliver 20,000 to 30,000 modules annually.

Advantages:

  • Short Construction Period: Compared to traditional buildings, the construction period for modular buildings can be reduced by over 60%. For instance, a public housing project in Shenzhen, Guangdong, saw its completion and delivery time reduced from 2.5 to 3 years to just 1 year.
  • Controllable Quality: The position of each steel bar is controlled with millimeter-level precision for error and accuracy. Each “brick” comes with a detailed “ID card” that includes the project name, product model, and production date, ensuring building quality.
  • Energy Efficiency and Environmental Friendliness: Factories employ parallel operations, along with the use of automated vertical warehouses and intelligent production lines, reducing noise, dust, construction waste, and traffic congestion at construction sites. Regions like Fujian have established industrial bases through policy support, achieving over 70% reduction in construction waste.
  • Ease of Maintenance: Modular buildings are designed with greater attention to detail, facilitating easier maintenance and management in the later stages.

Main Types and Technologies: These include panel-based, box-based, and frame-based assembly methods. “Prefabricated houses” mainly come in three forms: steel, concrete, and wood, with Chinese companies having a comparative advantage in steel and concrete structures. Technologies cover prefabricated concrete and steel structures, with components including prefabricated beams, slabs, walls, and columns. For example, CMC (Composite Modular Construction) buildings enhance earthquake resistance through integrated steel-concrete pouring, reducing construction time by 30% compared to traditional methods.

Application Scenarios and Development: Application scenarios continue to expand. For example, a public housing project in Shenzhen, Guangdong, features five residential towers nearly 100 meters high, assembled from 6,028 concrete modules, and currently houses over 2,000 residents. According to market research firm predictions, the global modular building market is expected to exceed $142.8 billion by 2030. Chinese-made prefabricated houses are selling well overseas. According to customs data, in the first four months of 2026, the Guangzhou Customs District exported RMB 1.4 billion worth of mobile homes, a year-on-year increase of 38.1%; during the same period, the Shenzhen Port exported RMB 1.68 billion worth of mobile homes, a year-on-year increase of 19.6%.
